Senior Maintenance Technician

As a Senior Maintenance Technician at Collective, you will serve as the on-site maintenance leader and technical expert responsible for diagnosing, repairing, and maintaining all building systems while ensuring a high standard of property performance. This role requires strong hands-on experience across HVAC, plumbing, electrical, and general repairs, along with the ability to independently prioritize work orders, manage vendors, and support property operations.

You will play a key role in delivering a best-in-class resident experience through responsiveness, quality workmanship, and preventative maintenance execution. You will be trusted to make decisions, solve problems independently, and take ownership of the property's overall maintenance performance.

This is a hands-on role for someone who takes pride in their work, enjoys solving problems, and wants to be the go-to person for keeping a property running at a high level. This position will report directly to the Community Manager.

Compensation Structure

  • $35/hr-$40/hr depending on experience

Key Responsibilities

  • Diagnose and repair issues across HVAC, plumbing, electrical, and general building systems
  • Lead and execute apartment turns to meet move-in deadlines and quality standards
  • Prioritize, complete, and close out service requests efficiently and professionally
  • Oversee preventative maintenance schedules and ensure consistent execution
  • Coordinate and manage third-party vendors as needed
  • Maintain organized shop, inventory, and supply levels
  • Ensure property interior and exterior maintain a clean, safe, and high-quality appearance
  • Provide exceptional customer service to our residents, prospects, and property owners
  • Build Collective brand loyalty by striving to ensure resident interaction is positive
  • Follow and adhere to all Fair Housing Laws
  • Participate in a rotating on-call schedule and respond to after-hours maintenance emergencies

Technical Requirements

  • HVAC troubleshooting and repair experience (EPA Certification preferred/required)
  • Plumbing systems (fixtures, leaks, water heaters)
  • Electrical troubleshooting (outlets, switches, breakers, lighting)
  • Appliance repair experience preferred
  • Drywall, painting, and basic carpentry
  • Experience completing full unit turns independently

Qualifications

  • 3+ years of maintenance experience (multifamily preferred)
  • Valid driver's license and reliable transportation
  • Ability to work independently with minimal supervision
  • Strong troubleshooting and problem-solving ability
  • Ability to take ownership of a property's maintenance operations

Physical Demands

  • Must be able to lift 50 pounds at a time

Work Environment

  • This position requires regular office hours to be maintained (8 am – 5 pm, M-F).
