The Lead Operating Engineer leads, with minimal supervision, the operation, inspection, and maintenance processes for mechanical, HVAC, electrical, plumbing equipment, fire life safety systems, and other building systems. This role may also include assisting the General Manager with providing direction to the team.

Position location:

250,000 square‑foot office and retail campus in Northeast Minneapolis, serving tenants such as a coffee shop, restaurant, creative and tech firms. The role splits time equally between hands‑on work and collaboration with the General Manager on engineering team operations.

Schedule:

8:00 am to 4:30 pm, with a 30‑minute lunch break.

Salary: $40 per hour.

• Complete assigned tasks that include painting, pressure washing, snow removal, maintaining lighting system bulbs/ballasts (as allowed by licensing requirements), plumbing, HVAC systems, water treatment, locksmith work, and general maintenance.
• Work with the General Manager to supervise and implement the preventative maintenance program.
• Oversee and maintain the building automation system.
• Bid, recommend, and oversee building operational projects and maintenance contracts.
• Work with the General Manager to create and implement the annual budget.
• Maintain the work order system (CMMS) daily and complete any tenant service requests.
• Support on‑call or emergency response situations.
• Troubleshoot all building systems, including electrical, DDC, and pneumatic controls.
• Purchase and inventory control.
• Comply with all safety procedures.
• Participate in ongoing technical, safety, and operational process training programs.
• Complete other projects and tasks as assigned.

• High School diploma or GED with 3–5 years of related work experience in repair, maintenance, HVAC, plumbing, electrical, or carpentry, especially with heat pumps or related equipment.
• Trade school education, union training, military service, or college is desirable.
• Universal CFC EPA certification or interest in achieving it within the first year (with JLL assistance).
• Leadership/supervisory experience.
• Experience using Microsoft Office (Word, Outlook, Excel, Teams).
• Experience with building work order systems (Building Engines, Corrigo, etc.).
• Experience with building automation systems (Trane, etc.).
• Experience with fire life safety systems.
• Boiler license or willingness to obtain one.
• Ability to lift up to 50 lbs and use ladders up to 30 feet tall.
• Ability to frequently climb, bend, kneel, lift, and/or drive equipment.
• Strong customer service skills.

83,200.00 – 87,360.00 USD per year.
