Maintenance Technician

Are you a hands‑on maintenance professional looking to grow with a company that values your skills and dedication? Velair Property Management is looking for a Maintenance Technician to join our team and ensure our apartment communities remain safe, functional, and welcoming for our residents.

Schedule and

Hours:

Monday – Friday, 8:00 am – 4:30 pm (full‑time, 40 hours/week), plus after‑hours rotation for on‑call emergencies.

Location: Minneapolis, MN.

Properties: Washington Court, Lakes Run, Boulevard, Villas of Mounds View.

Hourly Pay Range: $26.00 - $28.00 per hour, based on experience and certifications.

On‑Call Incentive: Eligible for $100.00 per week when on‑call.

Tool Allowance: $200.00 tool reimbursement after 30 days of hire, plus annual $200.00 reimbursement thereafter.

Cell Phone Reimbursement: $60.00 per month for the business use of your smartphone.

Essential Duties and Key Responsibilities

  • Responsible for completing work orders of various types including electrical, plumbing, carpentry, mechanical, HVAC, drywall, painting, appliances, general and routine resident work order requests, and apartment turnovers.
  • Manages the preventative maintenance and general repairs of the buildings' exterior and interior systems.
  • Performs emergency on‑call service requests as needed and per policy.
  • Assists in snow/ice removal (where applicable) and documentation thereof.
  • Understands and follows all safety protocols including understanding MSDS on use of chemicals.
  • Conducts routine inspections including daily walk‑throughs, apartment move‑ins/move‑outs, and other building inspections with and without internal and external agents involved.
  • Possesses the required basic tools and necessities to complete tasks including but not limited to screwdriver, hammer, tape measure, and adjustable wrench.
  • Effectively communicates updates and concerns regarding the property to the applicable property management and maintenance personnel.
  • Maintain maintenance shop and supply inventory in an organized and cost‑effective manner.
  • Ability and willingness to travel to other sites in the portfolio as directed on occasion to provide maintenance support.
  • Timely completes additional tasks as assigned.

About You

Education & Experience

  • High School diploma or equivalent (preferred).
  • 1‑3 years of maintenance experience, with multi‑family housing experience preferred.
  • Basic mathematical and computer skills.

Skills & Requirements

  • Strong troubleshooting and problem‑solving skills.
  • Ability to work independently and as part of a team.
  • Must own basic maintenance tools (e.g., screwdriver, hammer, tape measure, wrench).
  • Valid driver’s license, reliable transportation, and valid insurance.
  • Willingness to travel between sites as needed.
  • Commitment to career growth through Velair supported and/or provided learning and development, including occasional travel to off‑site trainings with infrequent overnight stays.

Physical Requirements & Work Environment

  • Ability to lift/move 20–70 pounds frequently.
  • Frequent climbing of stairs, ladders, and scaffolding.
  • Frequent kneeling, bending, and use of lower extremities.
  • Work is both indoor and outdoor in varying temperatures.
