Trekk Properties is a fast-growing property management company operating out of Northfield and Faribault, MN.

Trekk Properties is seeking an experienced Director or Residential Management to lead the operational, financial, and strategic performance of the residential portfolio. This role oversees Property Management, Leasing, and Maintenance Operations, ensuring high-quality resident experiences, regulatory compliance, and strong asset performance. The Director leads

cross-functional teams, drives operational excellence, and implements long-term strategies to maximize occupancy, revenue, and property condition.

The position is responsible for managing all team members within the residential property management and maintenance departments of Trekk Properties. The Director will work closely with the CEO, President, Financial Controller, and Leadership Team to stabilize operations, strengthen team performance, and develop scalable systems that support the long-term growth of the residential division and portfolio.

This role offers significant opportunity for growth and increased organizational influence. As the residential team and operations mature, the Director will have the opportunity to contribute to company-wide strategy and may be considered for future participation on the Leadership Team.

The Director of Residential Management will play a key role in executing company goals, driving accountability, and building scalable systems and processes throughout the residential division. This position works closely with the Leadership Team and offers the opportunity for expanded strategic involvement as the residential operation continues to grow.

Key Responsibilities:
  • Direct daily operations across all residential properties, ensuring consistent service delivery and adherence to company standards.
  • Develop and implement policies, procedures, and best practices for property management, leasing, and maintenance.
  • Monitor occupancy, rent collection, turnover, and operational KPIs to ensure portfolio performance targets are met.
  • Identify opportunities to improve scalability, efficiency, and profitability while supporting the continued growth of the residential management portfolio.
  • Maintain the ability to directly manage residential properties as needed and provide coverage for Property Managers during vacations, leaves of absence, open positions, or periods when the portfolio exceeds existing staffing capacity.
  • Participate in a shared after-hours emergency phone rotation and provide guidance, decision-making, and support for property-related emergencies and escalated resident concerns outside normal business hours.
Maintenance Department Oversight
  • Provide strategic leadership to the Maintenance Department, including maintenance supervisors and technicians.
  • Oversee preventive maintenance programs, work order systems, and service response standards to ensure timely and high-quality repairs.
  • Manage capital improvement planning, project execution, and long-term asset preservation strategies.
  • Ensure compliance with safety regulations, building codes, and environmental standards.
  • Evaluate maintenance staffing levels, training needs, and performance metrics to optimize efficiency and resident satisfaction.
  • Lead budgeting, forecasting, and financial reporting for the residential portfolio.
  • Analyze financial performance and implement strategies to improve NOI, reduce expenses, and enhance asset value.
  • Approve major expenditures, vendor contracts, and capital projects.
  • Recruit, train, and mentor property managers, leasing teams, and maintenance teams.
  • Set performance expectations, conduct quarterly conversation and annual reviews, and foster a culture of accountability and service excellence.
  • Promote collaboration between property management and maintenance teams to improve communication and operational outcomes.
Resident Experience & Community Relations
  • Ensure high levels of resident satisfaction through responsive service, well-maintained properties, and effective communication.
  • Resolve escalated resident concerns and support property teams in delivering exceptional customer service.
  • Represent the organization in community partnerships, regulatory interactions, and stakeholder meetings.
