Job Description Summary The Multifamily Affordable Assistant Property Manager is responsible for maintaining our communities to a market-ready standard, ensuring a high level of service, at all times. Multifamily Assistant Property Managers are also responsible for building and motivating high performing teams to maximize the performance of the property.
77 Units Required on-site schedule MON-FRI, plus occasional SAT leasing tour support.
Job Description ESSENTIAL
JOB DUTIES:
Ensuring the smooth running of our community in a fast-paced environment.
Assist the Property Manager with the overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
Assist the Property Manager with providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
Complete lease/renewal paperwork to ensure completion of company standards.
Track and evaluate advertising, and all client traffic.
Assist the team by maintaining and modeling the Cushman & Wakefield mission to be the best national management company.
Assist the Property Manager with the day-to-day operations of entire on-site team, ensuring that all Cushman & Wakefield policies and procedures are being followed.
Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary.
Maintain residents' files in accordance with company standards.
Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
Manage and maintain all aspects of overall community budget and finances.
Work with leasing staff to ensure that leasing/marketing goals are being met.
COMPETENCIES:
Effective communication and customer service skills.
Computer literate, including Microsoft Office Suite and internet navigation skills.
General office, bookkeeping and sales skills and excellent oral and written communication skills
Determine leasing opportunities of staff and work on goal setting – improving the performance of each staff member.
Supervise day-to-day operations of the team, ensuring that all C&W policies and procedures are being followed.
Work with leasing staff to ensure that leasing/marketing goals are being able to manage a team.
Perform any other related duties as required or assigned.
IMPORTANT EDUCATION Bachelor’s Degree preferred
High School Diploma, GED, Technical or Vocational school required IMPORTANT EXPERIENCE1+ years of on-site Affordable Multifamily Property Management experience required, including Affordable leasing, and providing superior resident support service.
Yardi systems experience required. Strong preference for CRM, Knock systems experience.
Required on-site schedule MON-FRI 9am-5pm, plus occasional SAT leasing tour support.
Strong preference for Affordable Multifamily Assistant Property Manager experience, including rent collection and delinquency process management thru evictions process.
WORK ENVIRONMENT This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.
PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions.
