Job Description
Thies & Talle Management, Inc., a leading property management company with over forty years of experience in the multi-housing industry, is seeking a Part‑time Maintenance Technician, roughly 15 hours per week, to work at our apartment community located in Winnebago, MN. This position is responsible for the maintenance of the apartments, common building systems and grounds, and includes apartment turnover maintenance.
The role requires detail orientation, customer‑service skills, and experience in appliance repair, plumbing, electrical, and carpentry. On‑call hours are also required. Wage depends on experience. Equal Opportunity Employer.
The Maintenance Technician provides repair and preventive maintenance of all buildings on‑site for which he/she is responsible, including maintaining the lawn and surrounding property. They uphold company maintenance standards, budgets, and guidelines, and ensure compliance with applicable laws. The Technician communicates regularly and effectively with residents, staff, and all levels of management.
Essential Duties and Responsibilities- Respond to emergency maintenance requests or resident needs at the property while on‑call; remain within 50 miles of residence or work site.
- Maintain lawn, mowing, trimming, seeding, sodding, repairs, and winterizing.
- Maintain outside buildings, including repairs, painting, rescreening windows, etc.
- Keep occupied units in good condition, complying with all codes; perform repairs to appliances, plumbing, electrical and lighting, HVAC, walls, flooring, sprinkler, reframing, hanging doors, telephone lines, and remove and dispose of debris. Use carpentry skills as necessary.
- Perform snow and ice removal including snowblowing, shoveling, salt application, and ice‑removal on sidewalks, walkways, parking lots, roofs, and common spaces.
- Replace unit locks on rental units and other premises as necessary; take steps to maintain security.
- Coordinate and oversee subcontractor work.
- Perform small motor repair and maintenance on equipment such as lawnmowers, tractors, snowblowers, chainsaws, and other power tools.
- Purchase approved supplies (paint, brushes, locks, pipe, wiring, light bulbs, etc.) for property maintenance.
- Apply knowledge of electrical, mechanical, plumbing, building, carpentry, and heating equipment.
- Diagnose and troubleshoot malfunctions in electrical, heating, plumbing, appliances, and building equipment; use appropriate resources to correct problems.
- Assist in periodic unit inspections to identify short‑term repair needs and resident housekeeping issues.
- Purchase and pick up approved parts and materials needed for maintenance.
- Coordinate schedules of painters, carpet installers, and other contractors as necessary.
- Maintain paperwork such as invoices, service requests, and timesheets.
- Haul material to landfill.
Consult with vendors to find best value on goods and services. - Stay informed on changing codes and implement changes as necessary.
- Communicate with management on changes, maintenance needs, and tenant issues.
The Maintenance Technician reports to the Property Manager and does not supervise other employees.
QualificationsHigh school diploma and two to three years of experience as a general maintenance mechanic or related occupation, or equivalent education and experience. Driver’s license and transportation required. Additional maintenance training or certifications desirable. Boiler license or the ability to maintain a boiler upon employment may be required.
