Position: Site Improvement Project Manager: Salary + Bonus Potential

Description

A Site Improvement Project Manager is a strategic, results-driven professional responsible for overseeing the planning and execution of construction and facility improvement projects from initial intake through completion. By joining KO Construction, you’ll lead client-facing project conversions, manage internal and external stakeholders, and ensure projects are executed within scope, on time, and within budget. You will work closely with the Site Improvement Project Coordinator to monitor progress, mitigate risks, and drive communication across all parties involved, including leadership and clients.

Your role will require a balance of technical insight, organizational discipline, and strong communication to ensure successful project delivery. Site Improvement projects are smaller scale construction projects that can include:
Disaster Recovery, Planned and Unplanned Cap Ex, Acquisition Rebranding and Unit Remixes and build outs. Most projects move from concept through completion under 90 days.

REPORTS TO: Director of Site Improvement
HOURS: Full-Time, Monday through Friday
WORK LOCATION: Minnetonka, MN

COMPENSATION: $100k - $140k

BONUS: Individual Bonus Program (based on per-project completion)

Requirements ESSENTIAL JOB FUNCTIONS

  • Oversee and manage the full lifecycle of assigned site improvement projects, from scope development and budget forecasting through execution and close-out.
  • Facilitate and lead client-facing project conversion meetings to ensure clarity of scope and alignment of expectations.
  • Partner with the Site Improvement Project Coordinator to ensure project milestones are tracked, updated, and reported in weekly internal and client meetings.
  • Provide project coordination and management for new construction and facility expansion initiatives.
  • Source, manage, and oversee subcontractors with a focus on quality, cost control, and scheduling, including work in:
  • Preliminary planning and budgeting
  • Civil/site design
  • Permitting, zoning, land disturbance, and variances
  • Surveying and geotechnical activities
  • Site prep, excavation, concrete, fencing, and electrical
  • Pre-engineered metal buildings
    • Ensure project documentation is organized, accurate, and accessible, including permits and standard operating procedures.
    • Track and report on project performance metrics and participate in weekly construction operations updates.
    • Support the invoicing and construction draw processes in coordination with finance.
    • Communicate proactively and transparently with all stakeholders throughout all stages of the project.
    REQUIREMENTS/QUALIFICATIONS
    • Proven experience in project management or construction management roles
    • Exceptional verbal and written communication skills
    • Strong organizational skills and high attention to detail
    • Demonstrated ability to manage multiple projects and meet tight deadlines
    • Strong analytical and problem-solving capabilities
    • Proficient in Microsoft Office 365, Smartsheet, and other project tracking tools
    • Associate’s or Bachelor’s degree (preferred) in Engineering, Construction Management, Real Estate, Urban Planning, or a related field
    • Valid Driver's License (Required)
    PHYSICAL REQUIREMENTS
    • Prolonged periods of sitting and working on a computer
    • Must be able to lift up to 15 pounds
    • Occasional travel to project sites required
