Leasing Specialist Job Description

The leasing specialist is responsible for all items marketing and leasing as it relates to the community. The leasing specialist’s ability to contribute to the team is essential to the property’s success.

Duties include:

distributing marketing material to key business and location in the community, online availability posting, prospect follow up, sales oriented approach, freshening model and tour path, and most important SMILE!

Performance Measurements:
  • Closing Ratio:
    Greater than 50%
  • Renewal Ratio:
    Greater than 65%
  • Work Order Follow up: 100%
  • Prospect Follow up: 100% with 6 points of contact
  • Resident Events: 1 per month
Job Duties Include, but are not limited to the following:
  • HEROIC CUSTOMER SERVICE!
  • Be enthusiastic when providing information about the apartments and the community to the prospective resident and schedule visits to the community.
  • Be hospitable when meeting or greeting people and determine if the community meets the client’s qualifications.
  • Determine the needs and responds to the resident needs and concern while being pleasant, cheerful, and tactful
  • Utilize I Love Leasing CRM for all prospect communication and maintain above industry standard follow up times and 6 touch points of communication
  • Effectively explain all leases and community policies to new and current residents
  • Maintain an accurate and in-depth knowledge of all aspects of the community particularly in areas such as rent and pricing information, vacancies, apartment availability lease expirations, square footage, ect.
  • Support the overall marketing efforts and assist with new and creative ways to market. Monitor and maintain all community advertising and effectiveness of response
  • Understand and comply with Fair Housing laws and standards ü Gather information about markets, competition, ect. and prepare monthly competitive survey reports to analyze the real estate market trends and conditions in the area
  • Monitor all vacancies and future vacancies in order to react proactively to future occupancy needs
  • Inspect on regular basis all vacant apartments to ensure they are ready to show to prospective residents
  • Conduct follow up call with all residents in order to establish positive resident relations
  • Gather feedback from both prospects and current residents on the quality and amenities of the property and make suggestions for improvements to regional supervisor
  • Represent the company in a professional manner at all times
Lease and Resident File Administration
  • Accurately prepare and assist with all leasing paperwork like applications, screenings, lease agreements, addendums, employment verifications, renewals, and leasing move in packets
  • Maintain current resident files
  • Collect security deposits, rents, and all other funds associated with resident move ins
  • Immediately communicate any leased units to the maintenance staff
  • Assist the community director in implementing resident retention and renewal programs
Marketing
  • Perform outreach marketing to local businesses
  • Promote and organize preferred employer programs
  • Maintain an outreach marketing log book
  • Properly fill out and maintain all paper guest cards
  • Ensure tour patch is clean every morning and carry a sparkle basket to make the model or show unit smell great and look spotless
Qualifications

Education and Experience
  • Resman property management experience preferred but not required
  • Relevant multifamily or customer service sales experience
  • High school diploma or equivalent GED; or equivalent combination of education and experience.
  • National Apartment Leasing Professional (NALP) designations or others are a major plus.
Skills
  • Proficiency with MS Excel, Power Point, Word
