Job Overview
We are seeking an experienced Estimator to join our team and support preconstruction efforts across a range of commercial projects. The Estimator is responsible for reviewing invitations to bid, analyzing project documentation (including proposals, schedules, blueprints, and specifications), and accurately determining labor, material, equipment, and time requirements. Based on project type—tenant improvement, core & shell, or other commercial scopes—the Estimator evaluates all cost-impacting elements and collaborates with general contractor clients, internal teams, architects, and engineers to clarify scope and resolve discrepancies.
Using industry-standard estimating software, production databases, and historical cost information, the Estimator develops detailed, timely, and competitive bid proposals while maintaining strong client and subcontractor relationships.
- Estimating & Preconstruction
- Prepare work to be estimated by gathering proposals, plans, specs, addenda, and related documents.
- Identify and quantify labor, materials, equipment, and time requirements.
- Compute costs by analyzing scope, labor productivity, material quantities, jobsite logistics, and sequencing.
- Prepare detailed bid estimates, clarifications, and summary sheets for internal and client review.
- Develop conceptual estimates and preliminary budgets as needed.
- Maintain and update cost databases with accurate entries, historical tracking, and backup documentation.
- Prepare special reports by analyzing cost trends and project data.
- Collaboration & Coordination
- Work with project managers to establish bidders lists and evaluate subcontractor proposals.
- Solicit, review, level, and compare subcontractor scopes of work for accuracy and completeness.
- Obtain clarification on drawings and specifications directly from architects, engineers, and general contractors.
- Resolve discrepancies by collecting additional information and coordinating with design and construction partners.
- Relationship Management & Internal Support
- Build and maintain strong working relationships with clients, subcontractors, suppliers, and design teams.
- Mentor junior estimators, interns, or project engineers as required.
- Support project teams throughout preconstruction and into project handoff.

- Extensive and required experience with Quick Bid and On-Screen Takeoff (OST).
- Strong computer proficiency with estimating platforms, spreadsheets, bid management tools, and online plan rooms.
- Proficiency with Microsoft Word, Excel, Outlook, Bluebeam, AutoCAD, and digital takeoff software.
- Experience
- 3–5+ years of experience in metal stud framing, commercial drywall, or wood framing.
- Strong understanding of civil/site work, structural systems, casework, door/hardware, specialties, finishes, exterior envelope systems, mechanical/electrical systems, and associated cost drivers.
