Overview

We’re looking for a Tenant Improvement Estimator with a strong foundation in commercial construction and a passion for precision. This role is ideal for a junior to mid-level candidate—someone with 3–5 years of experience (though up to 10 years is welcome) who thrives in a fast-paced environment and is eager to grow. You’ll be responsible for preparing accurate cost estimates for tenant improvement and ground-up commercial projects, including office buildouts, retail renovations, and multi-trade scopes.

You’ll work closely with project managers, architects, subcontractors, and clients to deliver competitive bids and ensure alignment with project specifications.

• Review architectural and engineering plans to define project scope
• Perform detailed quantity takeoffs using OST, Bluebeam, Plan Swift
• Accurately estimate drywall, flooring, lighting, and all interior finishes
• Collaborate with PMs to explore value engineering options
• Ensure estimates comply with local codes and regulations
• Attend site visits and pre-construction meetings

• 3–10 years of estimating experience in tenant improvement and ground-up commercial construction
• Must have worked with a general contractor and be familiar with all trades
• Proficient in on-screen takeoff tools: OST, Bluebeam, Plan Swift
• Ability to read and interpret architectural and engineering drawings
• Strong understanding of construction means, methods, and materials
• Able to identify scope from plans: drywall type, flooring specs, lighting requirements
• Excellent communication and professionalism—comfortable speaking with clients and subs
• Sales experience is a plus—especially if you enjoy client-facing roles
• Comfortable managing high-volume estimating (e.g., 40 jobs/year)
