Location: Louisiana
A qualified candidate for the Project Manager2 position will possess experience managing construction projects. The PM2 role is to manage, from inception to completion, the construction process for all projects assigned. The PM2 will provide leadership from preliminary budgeting, through final design, permitting, construction, and project closeout on their projects when they are assigned the manager.
Essential Functions & Responsibilities- Provide energetic, accountable, and competent leadership for assigned projects.
- Proactively control the job and do not wait for anything.
- Manage a good working relationship with the Owner, Architect, and all trade partners.
- Know the Owner Contract and understand the obligations.
- Attend site visits, pre‑bid meetings, job‑site walk‑throughs, and coordination meetings to understand constructability.
- Review plans and specifications to identify material and equipment types and grades, ensuring compliance with project requirements.
- Review the estimate to understand how the budget fits with construction and the project time frame.
- Conduct pre‑job meetings with Superintendents to review scope, manpower, work sequence, special requirements, and safety awareness.
- Facilitate, host, and document all meetings as required.
- Coordinate and collaborate with Project Superintendents.
- Develop a “game plan” with the superintendent, then create the formal project schedule.
- Determine equipment and manpower needs with the superintendent.
- Review the APM’s set‑up of the project in Procore.
- Set up the budget in line with the overall game plan and have accounting input into Sage.
- Draft the Schedule of Values (SOV) for review by the Project Executive, then submit to the Owner and Architect for approval prior to the first pay application.
- Populate the buy‑out log for all required subcontracts and material purchase orders.
- Determine the priority and order of the project buy‑out, discuss with the PEX.
- Write subcontracts and issue to subcontractors.
- Write Major Purchase Orders and issue to vendors.
- Obtain all required permits.
- Ensure subcontractors receive a copy of the permit so they can acquire theirs.
- Ensure the Owner Contract is recorded prior to any work being performed.
- Ensure the submittal log is correctly populated by the APM or PM1 prior to submission to the Architect.
- Ensure the material delivery log is correctly populated for all equipment and materials in Procore; delegate to the APM or PM1 for set‑up.
- Ensure all subcontracts are signed and insurance is in place prior to any subcontractor working on the job site.
- Update the project schedule monthly; delegate to the APM or PM1 but review for accuracy.
- Prepare the monthly pay application and submit on time in accordance with the Contract.
- Approve all subcontractor and vendor invoices for assigned projects.
- Follow up on monthly payments to ensure timely receipt.
- Notify the Project Executive immediately if Owner payments are late.
- Update and maintain the Proposed Change Order log.
- Ensure the team accurately updates submittal, RFI, and material logs.
- Manage the change process, including takeoffs, pricing by subcontractors and vendors, and self‑performed work.
- Present and receive approval on all Proposed Change Orders.
- Incorporate approved Proposed Change Orders (PCO) into Owner Change Orders (OCO) and ensure signature by the Owner.
- Convert Owner Change Orders (OCO) into subcontract and major purchase order change orders in a timely manner.
- Prepare the Monthly Job Bill of Health (MJBOH), projecting the schedule and financials.
- Discuss the MJBOH with the Project Superintendent.
- Submit the MJBOH to the Director of Operations on a timely basis each month.
- Maintain the project budget.
- Complete project closeout; delegate to the APM or PM1 but ensure accuracy and timeliness.
- Prepare the substantial completion form and/or Notice of Termination.
- Complete all punch list items within two weeks of project substantial completion.
- Prepare and present weekly project progress reports for internal and external clients; delegate to the APM or PM1 but review for standards.
