Overview
- Manage Property Condition Assessments and Construction Monitoring related services.
- Oversee Real Estate and Construction site inspections and assessments including Property Condition Assessments, Construction Plan and Cost Reviews, Construction Loan Monitoring, and Probable Maximum Loss studies (seismic assessments) of multi-family, office, retail and industrial properties.
- Manage preparation of Construction Cost Estimates and Schedules for all deferred maintenance and projected maintenance, and renovation of commercial properties.
- Provide Construction Plan and Cost Review, followed by Construction Loan Monitoring services including analyzing monthly requisitions, change orders, and coordination between Owner, Developer, and Contractor.
- Perform site inspections (site reconnaissance) of commercial buildings to identify material physical deficiencies and areas of deferred maintenance.
- Prepare written reports containing an executive summary and report narrative illustrating the observations from site reconnaissance; recommend immediate repairs and opinions of estimated costs to remedy.
- Conduct peer trainings and mentoring of less experienced staff on completion of property condition assessments.
- Bachelor's degree in construction management, architecture, engineering or construction science from an accredited college or university preferred.
- Eight (8) years of related experience or equivalent combination of education and experience required.
- Knowledge and understanding of current ASTM standards for property condition assessments.
- Knowledge and understanding of current ASTM standards for seismic risk assessments and probable maximum loss (PML) investigations.
- Understanding of general building codes.
- Understanding of general building construction and design (mechanical, electrical, plumbing, life safety, structural components).
- Understanding of cost estimation techniques.
- Excellent oral and written communication skills, including presentation skills.
- PC literate, including Microsoft Office products.
- Analytical and interpretive skills.
- Strong organizational skills.
- Excellent interpersonal skills.
- Ability to create and complete comprehensive, accurate and constructive written reports.
- Ability to work in a team environment.
- Ability to meet or exceed Performance Competencies.
