The Director of Construction & New Store Development will lead Island Pacific’s new-store construction, remodels, expansions, and major capital-improvement projects from initial site evaluation through design, permitting, construction, turnover, and opening.

Island Pacific may also evaluate establishing an internal general-contracting capability. Subject to executive approval, legal review, appropriate insurance, and a separate written agreement, the Director may be considered to serve as the qualifying individual for a contractor license held by an Island Pacific-affiliated legal entity.

Requirements
  • Active and unrestricted California General Building Contractor License, Class B, in good standing.
  • Candidate must disclose the legal entity currently associated with the license, whether the candidate presently serves as an RME, RMO, or other qualifier, and whether any restrictions would prevent the candidate from qualifying an Island Pacific-affiliated entity.
  • Candidate must maintain the license in good standing throughout employment.
  • Evaluate the financial, operational, legal, insurance, and staffing requirements for Island Pacific to act as the general contractor on selected construction projects.
  • Develop a phased implementation plan for Island Pacific’s internal construction-management and general-contracting capability.
  • Establish appropriate construction controls, including bidding procedures, subcontract agreements, insurance requirements, safety programs, payment controls, lien-release procedures, change-order controls, document retention, warranty administration, and project closeout standards.
  • Develop and maintain relationships with qualified, properly licensed, bonded, and insured subcontractors.
  • Recommend which projects should be managed internally and which should continue to be awarded to independent general contractors.
  • Begin with appropriately sized remodels or limited-scope projects before recommending that Island Pacific assume responsibility for complete new-store construction.
  • If separately designated as Island Pacific’s qualifying individual, provide the supervision and control of construction operations required by applicable licensing laws and regulations.
  • Ensure that Island Pacific does not undertake licensed construction activity until all required entity licenses, bonds, insurance coverage, permits, personnel, and operating controls are in place.
QUALIFIER DESIGNATION

Possession of an individual contractor license does not, by itself, authorize Island Pacific to perform work as a licensed general contractor. If Island Pacific elects to obtain a contractor license using the Director as its qualifying individual, that designation will be subject to:

  • Approval by Island Pacific’s executive management and legal counsel.
  • Formation or designation of the appropriate licensed legal entity.
  • CSLB approval and completion of all licensing and bonding requirements.
  • Confirmation of appropriate general liability, workers’ compensation, builder’s-risk, automobile, umbrella, and completed-operations insurance.
  • A separate written RME or RMO agreement defining the Director’s authority, responsibilities, reporting relationship, indemnification, insurance protection, compensation, and obligations upon separation from employment.
  • An appropriate adjustment to compensation reflecting the additional professional responsibility and risk.
