Commercial Construction Superintendent

We are looking for an experienced Commercial Construction Superintendent who can independently run a project in the field from mobilization through final closeout.

This is a hands-on field leadership position. Our Project Managers and Project Assistants support the project team, but the Superintendent owns day-to-day field operations, anticipates what's next, manages the schedule and subcontractors, maintains accurate documentation, and communicates issues before they become problems.

• Serve as Shames Construction’s primary field representative and lead all day-to-day jobsite operations from mobilization through punch, turnover, and closeout.
• Coordinate and manage all subcontractors, vendors, deliveries, inspections, and daily construction activities.
• Establish daily priorities and hold subcontractors accountable for manpower, schedule, safety, quality, and performance.
• Coordinate site logistics, staging, access, temporary facilities, and material deliveries.
• Maintain a safe, organized, professional jobsite.
• Work closely with the Project Manager while independently managing routine field operations and decisions.
• Identify potential problems early, develop solutions within your authority, and communicate issues before they affect the project.

Scheduling is a critical responsibility of this position.

• Understand and actively manage the overall project schedule.
• Personally develop and maintain accurate 3-week look-ahead schedules.
• Plan and coordinate construction sequencing across all trades.
• Manage subcontractor manpower and verify adequate staffing to meet scheduled activities.
• Anticipate inspections, deliveries, long-lead materials, owner requirements, access constraints, and other schedule impacts.
• Identify schedule slippage early and develop recovery plans when work falls behind.
• Communicate schedule risks and recovery strategies to the Project Manager before they become critical.

• Independently read and interpret architectural, structural, civil, and MEP drawings and specifications.
• Understand commercial construction means, methods, sequencing, and constructability.
• Identify drawing conflicts, missing information, constructability concerns, and coordination issues before they impact the work.
• Review work in place against drawings, specifications, approved submittals, and project requirements.
• Coordinate field-related RFIs, submittals, inspections, and project information with the project team.
• Ensure work is complete and ready before inspections are requested.

• Manage multiple subcontractor trades simultaneously and maintain accountability for performance.
• Conduct subcontractor coordination and safety meetings as required.
• Address manpower shortages, quality issues, schedule concerns, and performance problems promptly.
• Resolve field conflicts professionally while maintaining productive working relationships.
• Build strong relationships with subcontractors, inspectors, clients, vendors, and the Shames project team.
• Take ownership of problems and solutions rather than assigning blame.

The Superintendent is personally responsible for keeping field documentation accurate and current.

• Maintain daily logs and progress photos in Procore.
• Document manpower, inspections, deliveries, delays, field conditions, safety matters, and significant project events.
• Maintain required safety and project-specific compliance documentation.
• Track punch-list and deficiency items through completion.
• Support RFI, submittal, change, inspection, turnover, and closeout documentation from the field.
• Keep field documentation current without relying on the Project Manager or Project Assistant to complete routine Superintendent documentation.

• Ensure compliance with OSHA requirements, Shames Construction safety policies, and client-specific requirements.
• Conduct required safety meetings and maintain associated documentation.
