Building Services Engineer, Operations Engineer
Responsibilities
As a Lead Engineer with Hines, you will operate and maintain all building systems, troubleshoot operations failures and re-establish building services; act as building systems expert in recognizing deficiencies in current systems, and understand and explain the impact of implementing changes to current systems or installation of new systems. You will also lead a crew in day-to-day operations and maintenance responsibilities, including scheduling personnel and tracking/reporting budgeted and unbudgeted expenses.
Responsibilities include, but are not limited to:
Operations & Reliability
- Lead day-to-day operation and reliability of critical building infrastructure including HVAC, chilled water systems, boilers, compressed air, vacuum, and electrical distribution systems supporting laboratory operations.
- Monitor building management systems (BMS) and automation platforms to proactively identify performance issues and optimize system efficiency.
- Coordinate preventive and predictive maintenance programs to maximize uptime of critical infrastructure supporting research and laboratory operations.
- Perform root cause analysis for equipment failures and implement corrective and preventive actions (CAPA).
- Support commissioning and re-commissioning of building systems to ensure optimal performance and compliance with operational standards.
- Assist with long-term strategic planning for the property, including budgeting and long-range forecasting.
- Maintain cleanliness of the space, leading by example and training subordinate staff.
- Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member.
Lab & Life Sciences Infrastructure
- Support laboratory operations by ensuring environmental control systems maintain required temperature, humidity, and pressure relationships.
- Partner with lab operations teams to maintain infrastructure supporting cold storage, specialty gases, process water, and critical utilities.
- Assist with infrastructure planning and implementation for laboratory expansions, equipment installations, and facility modifications.
- Ensure facility systems supporting regulated laboratory environments operate in alignment with safety and compliance requirements.
Vendor & Contractor Management
- Coordinate and oversee third-party contractors performing maintenance, repairs, and capital improvement projects.
- Review vendor work plans and ensure adherence to safety protocols and site operational standards.
- Support service contract management and assist with evaluating vendor performance and cost efficiency.
- Maintain ethical, professional and courteous relations with contractors and tenants.
Compliance & Safety
- Ensure compliance with local, state, and federal regulations including OSHA, environmental health and safety (EHS), and building codes.
- Partner with EHS teams to maintain safe facility operations and support emergency preparedness programs.
Minimum Requirements include:
- High school diploma or equivalent from an accredited institution
- Five or more years’ experience as a Building Engineer or equivalent facilities technical trade
- IFMA FMP designation preferred
- BOC I or BOC II Certificate preferred
- Compensation: $92,400 - $115,400
