- Underwrite deal economics and perform detailed financial analysis of prospective hyperscale leases and build‑to‑suit developments.
- Partner with the VP of Acquisitions and VP of GHT on underwriting and evaluating potential transactions and investments.
- Complete comprehensive lease abstracts summarizing critical terms and be prepared to report on and track deal trends.
- Build and maintain a hyperscale market information database tracking executed deal terms, development pipelines, construction and operating budgets, market refresh data, and leasing activity.
- Contribute to Investment Committee requests supporting deal approval and capital allocations.
- Work independently to complete underwriting, financial modeling, and analysis within required timelines.
- 8+ years of experience in finance or commercial real estate
- Bachelor’s degree with a strong academic record
- Advanced proficiency in Excel
- Argus proficiency is preferred
- Strong ability to prioritize and manage multiple assignments
- Strong written, verbal, and presentation communication skills
- Exceptional organizational skills and a high level of attention to detail
- Ability to operate in a fast‑paced, deadline‑driven environment with a strong sense of urgency
