About this role:
The Maintenance Technician plays an important role in the organization by providing excellent resident services in addition to performing maintenance duties to maintain and enhance the value of the community. Supports and aids the Community Manager in all phases of the physical maintenance of an income-producing property.
This includes general maintenance of the property, expense control, and adherence to preventive maintenance programs and required state and federal safety programs. This position requires exercising independent judgment, executing and developing solutions to problems, and diplomatically implementing decisions made by management. The day-to-day responsibilities vary depending on the needs of the direct supervisor. The representative must have reliable transportation.
Hourly pay range: $22 - $26 DOE
What you’ll do- Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Manager.
- Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and related work as necessary.
- Ensure exterior curb appeal of the community and cleanliness of grounds.
- Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
- Maintain high standards of resident service and relations for the entire staff.
- Ensure that residents are provided with a clean, safe, well-maintained community.
- Ensure that apartments are rent-ready within 3 to 5 days after they have been vacated.
- Maintain accurate inventory control of tools, equipment, and supplies. Use all personal protective equipment as assigned (back belts, goggles, dust masks, hard hats, gloves).
- Keep back belts, goggles, and gloves in possession during work hours; dust masks and hard hats must be readily available.
- Handle maintenance requests promptly and within 24 hours. If parts are ordered causing a delay, notify the Community Manager and inform residents.
- Adhere to monthly preventive maintenance directives (lighting, fire safety, pool/spa, life/safety hazards, signage) under direction of the Maintenance Supervisor or Community Manager.
- Know the locations of shutoffs and posted maps; be familiar with apartment and fixture shutoffs, sewer cleanouts, and related safety information.
- Assist in apartment move-in/move-out inspections as directed.
- Know the current condition/status of all vacant units.
- Recommend improvements in operations, safety, and service quality; suggest changes to increase efficiency.
- Perform on-call emergency service as required.
- Assist on special maintenance projects and ensure safety regulations are enforced.
- Maintain compliance with company policies, Injury and Illness Prevention, and Hazardous Materials policies. Maintain records and MSDS for hazardous materials and ensure staff are trained on precautions.
- Communicate regularly with Site Management about maintenance problems or health/safety deficiencies.
- Represent Sunrise Management in a professional manner and maintain a neat, clean appearance and appropriate grooming.
- Assist in promoting Sunrise Management and participate in trainings as requested.
- Assist in communicating with residents and setting up resident functions as needed.
- Perform other duties as assigned.
- Reliable transportation, valid driver’s license, and automobile insurance; travel between sites required.
- High School Diploma or equivalent.
