Maintenance Technician

The role:
provide proper maintenance and excellent customer service to residents and prospects. Wear uniform and at all times on Titan Corp property.
- Complete all service requests within 24 hours unless extraordinary parts or labor are required.
- Keep the maintenance shop clean and orderly.
- Monitor and operate compactor.
- Assist with grounds and street maintenance, keeping litter free.
- Wear uniform and maintain a clean, neat appearance.
- Maintain all amenity areas.
- Assist the Community Director with unusual projects as necessary.
- Maintain signage for projects, ensuring they are clean, painted, and straight.
- Monitor recycling containers, keeping them clean and items separated.
- Notify the Community Director or Maintenance Supervisor prior to taking time off.
- Follow guidelines for vacant, office, and common areas.
- Inspect and replace light bulbs or security lights—once or twice a week.
- Serve as maintenance “on call” as needed.
- Perform other duties as assigned by the Community Director or Maintenance Supervisor.
- Use hand tools and test equipment up to 40 lb.
- Carry 30‑lb refrigerant can, 70‑lb recovery unit, compressors 40‑120 lb, condenser units 100‑250 lb, furnace up to 90 lb, water heaters 70‑90 lb, and other heavy equipment.
- Climb ladders 16‑40 ft. in height and 20‑125 lb. in weight, as required for gutters, roof repairs, and light bulbs.
- Transport pool equipment and containers up to 200 lb (drums of chlorine, bag of soda ash).
- Move appliances between apartments and over 200 lb using hand trucks.
- Move laundry machines (120‑150 lb), furniture (75‑200 lb), and other property equipment.
- Perform resident‑service upgrades such as track lighting or ceiling fans using a stepladder.
- Pass an agility test, and maintain physical fitness for the demands listed above.
- Communicate clearly to residents, verbally and in writing.
- Read/listen to resident requests and concerns.
- Respond calmly and openly to resident concerns.
- Certified Maintenance and Reliability Technician (CMRT).
- Environmental Protection Agency (EPA) certified.
- Certified Pool Operator (CPO).
- Sense of pride, courteous, tactful, with commitment to quality work.
- Proper uniform and neat appearance.
- Good character, that withstands a thorough background check.
- Pass a drug‑screening test.
- Pass an agility test.
- Effective verbal and written communication with residents.
- Dependable transportation to carry tools and parts.
- Valid driver’s license.
- General property operations—safety, heating & A/C, plumbing, pool care, electrical, carpentry, appliance/equipment repair, wallpaper/painting.
