Position:Maintenance Technician
The Maintenance Technician assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Technician also supports the make‑ready process, under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- Community maintenance: regular/daily onsite attendance; respond to resident/management requests and work orders for common areas, buildings, and units; ensure timely repairs and replacements.
- Assist with scheduling, execution, and documentation of all maintenance/repair-related turn events.
- Daily external cleanup of the community, including grounds, breezeways, and common areas.
- Perform swimming pool maintenance, cleaning, and maintain accurate chemical logs.
- Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions.
- Maintain a preventive maintenance program to extend the community’s life and reduce future repairs.
- Follow Asset key policy and maintain well‑organized, properly stocked maintenance shop; adhere to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor with hazard communications, inventory monitoring, and safe work practices.
- Participate in unit inspections and office/common area cleaning as requested.
- Report violations of community rules and regulations to the supervisor or manager.
- Participate in on‑call emergency service at the community.
- Utilize property resources, equipment, and supplies efficiently.
- Perform additional tasks as requested by the Supervisor and Community Manager.
- Customer & resident relations: manage excellent customer service, monitor service request turnaround; project a favorable image of the community.
- Enforce community policies consistently and professionally.
- High School Diploma or Equivalent.
- Basic computer skills; ability to use on‑site software functions.
- Knowledge of Fair Housing laws and OSHA requirements.
- Regularly move about, ascend and descend ladders, stairs, ramps, step stools; lift and move objects up to and over 100 lbs.
- Work in various environments, including tight/confined spaces, overhead positions, and outdoor conditions.
- Operate machinery, power tools, and motor vehicles as required; perform tasks at night and on call.
- Reliable transportation required for emergency on‑call duties.

Salary Range$20 per hour to $21 per hour
