The Maintenance Director is a key member of the community leadership team and is responsible for maintaining the community's buildings, grounds, equipment, and systems while providing responsive service to residents and supporting a safe environment for residents, team members, and visitors.

As Maintenance Director, you will oversee the community's maintenance operations while remaining actively involved in day‑to‑day repairs and resident service.

Key responsibilities include:

• Lead and manage the overall maintenance and physical plant operations of the community.
• Maintain community buildings, resident apartments, common areas, grounds, equipment, and building systems in a safe and well‑maintained condition.
• Respond promptly and professionally to resident maintenance requests and follow through to ensure satisfactory completion.
• Perform and oversee routine repairs involving plumbing, electrical, HVAC, appliances, carpentry, painting, hardware, and other building components within the scope of the position.
• Develop and manage a comprehensive preventive maintenance program for community systems and equipment.
• Conduct routine inspections of the community, resident areas, mechanical spaces, grounds, and equipment to identify maintenance and safety needs.
• Prioritize and coordinate work orders to ensure timely completion.
• Prepare apartments for new resident move‑ins, including completing inspections, repairs, painting, and other necessary work.
• Partner with community leadership to ensure apartments are ready according to established move‑in timelines and standards.
• Maintain the overall appearance of the community's exterior, grounds, parking areas, entrances, and other outdoor spaces.
• Oversee landscaping, snow and ice removal, pest control, and other contracted services as applicable.
• Monitor HVAC, plumbing, electrical, fire and life‑safety, emergency systems, elevators, generators, and other building systems as applicable.
• Coordinate required inspections, testing, preventive maintenance, and service of building and life‑safety systems.
• Maintain accurate maintenance records, inspection documentation, work orders, service records, and required logs.
• Manage maintenance supplies, tools, equipment, and inventory.
• Obtain bids and coordinate outside contractors and vendors when specialized services are required.
• Monitor vendor performance and verify that contracted work is completed appropriately.
• Support development and management of the maintenance operating and capital budgets.
• Identify anticipated capital needs and communicate recommendations to the Executive Director and appropriate company leadership.
• Promote workplace safety and ensure maintenance activities are performed according to established safety practices.
• Maintain appropriate procedures for chemicals, tools, equipment, keys, and potentially hazardous materials.
