Description

The Senior Project Manager (SPM) is responsible for the successful delivery of projects from preconstruction through closeout, primarily through early engagement and/or design-build delivery methods. This role ensures that projects meet schedule, budget, quality, and safety goals while building and maintaining strong client relationships. The SPM leads project teams, manages risk, and upholds company standards, acting as the key point of accountability for both internal and external stakeholders.

As a master of all phases of project execution—from first client introduction to final closeout—the SPM confidently and independently leads at least one significantly complex project while mentoring less-experienced project managers, modeling client trust-building and professional excellence. This includes managing the pace and technical demands common in industrial environments such as manufacturing, cold storage, food and beverage distribution, and logistics facilities.

Key Responsibilities
  • 1. Preconstruction:
    • Lead internal coordination during project pursuit and early planning phases, prioritizing early constructability analysis and market specific opportunities aligned with industrial delivery models.
    • Collaborate with internal and external vendors, specialty services, engineers, and design partners to align budgets, schedules, and constructability reviews.
    • Manage vendor and subcontractor engagement during preconstruction to ensure accurate buyouts and scopes.
    • Manage and guide design-build delivery models.
  • 2. Project Planning & Management:
    • Develop and oversee project execution plans, staffing, and resource allocation. Plans must accommodate market specific timelines and technical scope integration.
    • Works directly with superintendent and project team to develop logistics plans and understands construction flow and constraints to optimize efficiency of a site.
    • Lead turnover meetings, project startup processes, and risk assessments.
    • Act as primary liaison between owners, design partners, and field teams.
  • 3. Schedule Management:
    • Develop and maintain master project schedules.
    • Monitor milestones, identify risks, and implement corrective actions.
    • Coordinate with field and subcontractor teams to ensure on-time delivery.
  • 4. Contract Management:
    • Review, negotiate, and manage owner contracts, subcontracts, and vendor agreements.
    • Ensure compliance with contractual obligations throughout the project lifecycle.
    • Mitigate risks by proactively addressing scope gaps, change orders, and disputes.
  • 5. Financial Management:
    • Manage project budgets, forecasts, and cost reporting.
    • Monitor change management and revenue recognition.

      Ensure projects achieve or exceed targeted margins.
  • 6. Technology, Education & Process Implementation:
    • Utilize project management and financial systems for real-time tracking.
    • Ensure project documentation, reporting, and workflows follow company standards.
    • Promote training and adoption of new technologies.
  • 7. Safety:
    • Enforce company and OSHA safety standards across all sites.
    • Participate in safety inspections and events.
    • Hold project teams accountable to safety KPIs and reporting protocols.
  • 8. Client Development & Retention:
    • Serve as the primary client contact during entirety of the project delivery process. Develop lasting relationships with clients and anticipate their facility and operational needs.
    • Conduct post-project reviews and ensure client feedback is addressed.
    • Build long-term client relationships to secure repeat business and referrals.
  • 9. Soft Skills & Leadership:
    • Demonstrate strong communication and decision-making abilities.
    • Build trust with clients, partners, and project teams.
    • Mentor and develop project managers, engineers, and field staff.
    • Foster collaboration and a solutions-oriented culture.
  • Key Performance Indicators (KPIs)
    • Schedule Performance: % of projects delivered on or ahead of schedule.
    • Industrial Market Responsiveness: % of industrial bids won or delivered within strategic schedule targets.
