10x.team is assembling a select group of European-based real estate professionals to support leading frontier AI labs in training next-generation models. This is not brokerage. This is not valuation work. This is model shaping. You will help advanced AI systems reason better about real estate: from property valuation and market analysis to transaction structuring, zoning regulations, tenant law, and the practical complexity of European property markets.

You Will Contribute To Reinforcement Learning From Human Feedback (RLHF) Datasets That Strengthen AI Reasoning Across European Real Estate And Property Contexts. Specifically, You Will

• Draft complex scenarios involving property valuation, investment analysis, lease structuring, due diligence, zoning and planning regulations, and transaction workflows
• Evaluate and refine AI-generated responses for market accuracy, regulatory awareness, commercial viability, and professional standards
• Create prompt variants tailored to different contexts (e.g., residential purchase advisory, commercial lease negotiation, portfolio investment analysis, property development feasibility, landlord-tenant dispute)
• Design examples that intentionally expose weaknesses in property reasoning — flawed comparables, missed regulatory constraints, unrealistic yield assumptions, overlooked transaction risks
• Ensure outputs reflect European market realities, including familiarity with local property law, registration systems (Kadaster, Land Registry, Grundbuch, etc.), taxation frameworks, and market conventions
• Collaborate asynchronously with our research coordination team

Practising or experienced real estate professional in a European market with hands‑on transactional and advisory experience. Minimum profile

• Licensed or certified real estate professional in an EU or UK jurisdiction (e.g., NVM-makelaar, RICS member, IVD-Makler, chartered surveyor, agente immobiliare, agent immobilier, etc.)
• 7+ years of professional experience in commercial real estate, residential real estate, or both
• Strong working knowledge of property valuation methodologies, transaction processes, and local market dynamics
• Familiarity with relevant legal and regulatory frameworks; tenancy law, planning/zoning, anti-money laundering obligations, energy performance requirements
• Ability to articulate market reasoning and transactional logic clearly, and identify flawed assumptions quickly

• Experience across both commercial and residential sectors
• Background in property investment, asset management, or real estate finance
• Familiarity with proptech platforms, automated valuation models (AVMs), or real estate data analytics
• Experience with cross‑border European transactions
• Teaching, mentoring, or training experience within real estate
• Professional designations (RICS, MRICS, FRICS, CRE, or national equivalents)

• Fully remote
• Asynchronous work (flexible scheduling — work around viewings, closings, or personal time)
• 5–15 hours per week
• Estimated duration: 2–4+ months (extension possible)
• Independent contractor agreement; high‑quality contributors may be invited to longer‑term AI training initiatives
