- Plan and manage real estate activities focused on protecting company property rights
- Research, analyze, and respond to requests involving company property, easements, transmission corridors, access rights, and rights-of-way
- Review proposed third-party uses for compatibility with property rights, safety, operations, maintenance access, and restrictions
- Evaluate encroachments, unauthorized uses, access conflicts, property damage, landowner concerns, and other right-of-way impacts
- Communicate property rights, land-use restrictions, and compatible-use determinations to internal and external stakeholders
- Support resolution of right-of-way conflicts through records review, subject matter expert coordination, and corrective-action recommendations
- Maintain and interpret property records, easements, licenses, permits, surveys, drawings, and other land-right documents
- Investigate and support resolution of property and right-of-way complaints and incompatible land-use activities
- Review requests to use, access, cross, occupy, develop, lease, license, or otherwise impact company property or rights-of-way
- Conduct field reviews, patrols, and site visits to verify land-use conditions, damage, encroachments, access issues, or transmission-facility conflicts
- Support enforcement of property rights and approved land-use conditions
- Support analysis of requests to purchase, sell, lease, license, or permit real property
- Utilize GIS to analyze property rights and support capital projects
- Assemble, record, maintain, organize, and secure complete and accurate real property records in the database system
- Bachelor's or Associates degree preferred, or relevant, equivalent experience and/or education
- Associate Level: Some real estate experience or utility experience preferred
- Intermediate Level: Minimum of two (2) years of experience in utility real estate, property management, right-of-way, property protection, licensing, compatible-use review, land records, or equivalent; utility experience preferred
- Senior Level: Minimum of five (5) years of experience in Real Estate/Property Management, or equivalent
- Working knowledge of ESRI Arc GIS software and digital mapping tools
- Understanding of database and geo-database programs
- Strong interest in new technologies and applications to enhance work efficiency and productivity
- Sound analytical, problem-solving, and documentation skills
- Ability to communicate effectively verbally and in writing with internal and external parties professionally
- Strong collaboration and conflict management skills
- Ability to manage multiple tasks and changing priorities efficiently, focus on results, and meet deadlines in a high-volume environment
- Ability to perform duties accurately, timely, organizationally, and effectively with minimal supervision
- Ability to use sound business judgment to formulate conclusions and articulate meaningful recommendations
- Working knowledge of Microsoft Office (Word, Excel, Outlook, PowerPoint, and Teams)
- Must be authorized to work in the United States for any employer

Demonstrates expertise in real estate management, property rights protection, and right-of-way analysis, with strong capabilities in GIS and database management. Effectively communicates with stakeholders and resolves conflicts while maintaining accurate property records.
