Lead Maintenance Technician – Overview

San Francisco, CA 94103 | Total Base Pay Range: $70,000.00 - $95,000.00
- Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
- Assist with creating and organizing work orders and general maintenance tasks.
- Complete assigned work orders and repairs consistent with company operating and equipment/supply standards in a timely manner.
- Ensure vacant apartment homes and car garages are rent‑ready in a timely manner, including turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and other necessary repairs.
- Train, mentor and oversee work/projects of Maintenance Technicians I and II.
- Conduct apartment Preventative Maintenance (PM).
- Inspect the community’s grounds and buildings on a daily basis to identify maintenance needs.
- Maintain an Incident and Injury Free safety culture by following all Avalon Bay safety policies and procedures.
- Perform Hot Works when applicable, including brazing, soldering, and welding within Avalon Bay Standards.
- 3+ years of experience in maintenance work, including HVAC, plumbing, electrical, and general maintenance repair work.
- A valid driver’s license.
- HVAC (CFC) certifications required or a willingness to obtain them.
- Ability to accommodate an on‑call schedule in rotation with the team each month.
- Strong customer service communication skills.
- Ability to read and understand policies and procedures such as Key Control Policy, Apartment Home Turnover Policy, and all Maintenance Emergency policies and procedures.
- Knowledge of cleaning and chemical supplies; ability to read Hazard Communication Safety Data Sheets (SDS) and understand proper chemical applications.
- Knowledge of Personal Protective Equipment (PPE) and ability to use it properly.
- Basic understanding of emergency systems, shut‑offs, locations, and sequence of operations.
- Knowledge of paint types and paint tools.
