The Facilities Maintenance Technician supports the upkeep and reliability of a large commercial and laboratory campus by performing a wide range of maintenance tasks, with a strong focus on HVAC systems, basic electrical work, plumbing, lighting, and general building maintenance. This role is ideal for an entry-level technician or individuals who wants hands-on experience in an industrial or building maintenance environment and is open to learning from experienced senior technicians.

Responsibilities

• Perform HVAC-related maintenance and repairs, including filter changes, parts replacement, and basic troubleshooting of HVAC equipment.
• Troubleshoot and resolve electrical issues within the facility, including work on 480V systems when appropriate safety protocols are followed, such as fuse replacements.
• Complete plumbing work orders, including basic repairs, maintenance, and inspection of plumbing fixtures and systems.
• Maintain and repair facility lighting systems, including bulb and fixture replacement and basic troubleshooting of lighting controls.
• Carry out general building maintenance tasks across commercial and laboratory spaces, ensuring facilities remain safe, functional, and in good working order.
• Use the facility's automation system for HVAC and lighting as needed; while the system is less sophisticated than typical PLC platforms, basic understanding of automation is beneficial.
• Follow preventive maintenance schedules to reduce equipment downtime and extend the life of HVAC, electrical, plumbing, and building systems.
• Respond to work orders assigned by the maintenance team, focusing on tasks that align with current skill level while actively learning new skills under guidance.
• Participate in an on-call rotation every three weeks, remaining available for off-shift calls during the assigned on-call week and responding to after-hours issues when required.
• Collaborate closely with senior technicians and other maintenance staff, receiving coaching and training to build technical knowledge and troubleshooting skills.
• Work safely in commercial and laboratory environments, adhering to safety protocols, including appropriate use of personal protective equipment and lab-specific attire when necessary.
• Travel between buildings on campus by walking or driving, ensuring timely response to maintenance needs across the entire site.

Essential Skills

• Foundational knowledge of HVAC systems, including the ability to perform filter changes, basic troubleshooting, and component replacement.
• Basic electrical knowledge, including familiarity with 480V systems and safe work practices, particularly for tasks such as fuse replacements.
• Ability to perform entry-level plumbing maintenance and repairs in a commercial or laboratory facility.
• Capability to maintain and repair lighting systems, including troubleshooting and replacing bulbs and fixtures.
• Understanding of general facilities and building maintenance practices in environments such as universities, hospitals, or laboratories.
• Ability to safely swap out motors or controllers, demonstrating comfort with mechanical and electrical components.
• Willingness to participate in an on-call rotation and respond to off-shift maintenance calls as needed.
• Strong troubleshooting mindset and ability to learn new systems and processes under the guidance of senior technicians.
• Ability to work indoors across multiple buildings and adapt to different commercial and laboratory settings.
• Comfort with following safety protocols and using appropriate personal protective equipment in lab environments.

Additional Skills & Qualifications

• Associate degree in Electrical, HVAC, or Automation-related fields is strongly preferred and considered ideal for training.
• Open to recent graduates with an electrical or HVAC associate degree; automation degrees are also acceptable.
• Experience in university, hospital, or laboratory facilities maintenance is beneficial but not required.
• Exposure to automation systems, particularly those used for HVAC and lighting control, is a plus but not mandatory.
