Responsibilities

  • Direct and manage project development and program management from beginning to end.
  • Develop and maintain project budgets and timelines for each project and project phase to ensure overall project objectives and needs are met.
  • Provide program management for multiple sites and states.
  • Manage every aspect of the development process including consultants, general contractors, vendors, specialty contractors, budgets, internal departments, and developers.
  • Facilitate the definition of project scope and goals.
  • Set and continually manage project expectations with team members.
  • Delegate tasks and responsibilities to appropriate personnel.
  • Present reports defining project progress, problems, and solutions.
  • Oversee all due diligence functions.
  • Guide the team through the design implementation process including conceptual, schematic, design development, and construction documentation and sign-off.
  • Review and approve shop drawings and submittals.
  • Schedule and attend pre‑planning sessions with the General Contractor.
  • Schedule pre‑roofing conference before roofing work begins.
  • Coordinate work schedule with clients and subcontractors and inform the Construction Manager of all changes in the schedule.
  • Maintain job site records, daily reports, delay requests, and weather reports as required.
  • Monitor job progress and control costs.
  • Resolve problems and issues that may arise, including both technical and contractual issues.
  • Provide support to the Construction Manager as required for materials, schedule, and cost information.
  • Maintain a change order status log and keep Accounts Receivables informed of all pending and approved change orders.
  • Submit monthly billings based on contract requirements.
  • Attend daily Department Team meetings and weekly Scheduling meetings.
  • Occasional travel and out‑of‑town work.
