Job Summary
The Facility Manager (FM) is responsible for planning, directing, coordinating, and ensuring the execution of all work related to the EMCOR Facilities Services scope at the site. The FM tracks, completes, and records work in the Computer Maintenance Management System (CMMS). The FM ensures client expectations, site KPI’s, and EMCOR goals are achieved, develops action plans and root cause analysis to correct under‑performing services, and works with maintenance personnel and subcontractors to complete duties safely, effectively, and documented in CMMS, OSHA, and internal standards.
The FM facilitates safety and operations meetings, manages breakdowns and emergency calls, and supports corporate projects as the primary interface between EMCOR and the client.
- Plan, schedule and coordinate all work through the CMMS system.
- Facilitate daily maintenance planning (DMP) meetings with the team to ensure all SLAs and KPIs are met.
- Organize workload to manage day‑to‑day activities and supervise teammates and subcontractors to ensure safe, timely, and high‑quality work.
- Maintain documentation in accordance with customer audit requirements.
- Build relationships with clients and participate in client meetings to understand priorities, objectives, and recommend improvements.
- Model company and client policies and procedures.
- Identify, analyze, and resolve problems within a team environment.
- Foster a positive work environment with associates performing work‑order audits focused on safety and quality expectations.
- Provide training, mentorship, and development, managing the performance review process aligned with EMCOR values.
- Manage small projects on site and collaborate with the EMCOR corporate project team on proposals, scope‑of‑work documents, and project execution.
- Follow up on punch‑list items and provide feedback to the corporate project team.
- Evaluate buildings, assets, equipment, and processes for compliance with company and client standards.
- Manage all metrics and KPI’s associated with the site, including operational, safety, and financial metrics.
- Ensure compliance with site KPI metrics and execute action plans when necessary.
- Develop and deliver presentations to internal and customer audiences related to site performance.
- Manage vendor safety and performance on site and participate in scheduled subcontractor performance reviews.
- Promote environmental health and safety through daily toolbox talks, weekly safety meetings, and vendor safety process execution.
- Ensure all teammates and vendors adhere to safety practices and investigate concerns, escalating issues to appropriate management.
- Understand compliance‑related services in scope and ensure accurate documentation to exceed audit requirements.
Education
- Bachelor’s Degree or equivalent combination of education and experience.
- Minimum of 7‑10 years of experience in facilities management and team leadership.
- OSHA 10‑hour and/or 30‑hour card (required).
- Facility Maintenance Professional (FMP), Certified Facility Manager (CFM), Sustainability Facility Professional (SFP), Root Cause Analysis (RCA) certification (a plus).
- Strong computer skills using Microsoft Office, including Excel, Word, and PowerPoint.
- Experience with enterprise software and CMMS required.
- Experience with Corrigo (a plus).
