Minimum QualificationsHigh school diploma or equivalent, three years of experience in the maintenance and repair of buildings, plumbing, or mechanical equipment, possession of a valid driver's license, and a driving record sufficient to maintain insurance coverage under the University of South Alabama. An equivalent combination of education and experience may be considered.

Essential Functions- Perform a wide variety of residential facility maintenance, repair, and preventive services across university residence halls, apartments, and common areas, including plumbing, electrical, carpentry, lock and door hardware, and general building systems.
- Accompany subcontractors on site to perform needed repairs.
- Work under the general supervision of a higher-level technical or supervisory employee through inspection and work order completion.
- Participate in an on-call rotation for emergency response to campus facilities as needed.
- Be considered essential personnel and may be required to report to work when the University is closed for emergencies or inclement weather.
- Maintain and repair residence halls, apartments, offices, and common areas to ensure a safe, clean, and well‑functioning living environment for residents.
- Respond to work orders, emergency calls, and routine service requests from students and housing staff in a timely and professional manner.
- Perform preventative maintenance, repair, and routine inspections of building systems, interior and exterior, including plumbing, electrical, HVAC, doors, locks, appliances, and safety equipment.
- Diagnose problems and perform repairs using proper trade practices, tools, and materials.
- Install, maintain, and repair plumbing fixtures, including sinks, toilets, valves, drains, and water lines.
- Perform electrical repairs, including lighting, outlets, switches, and related components.
- Perform carpentry, sheetrock, paint, and finish work needed to maintain student rooms and common areas.
- Repair and maintain doors, frames, locksets, and access hardware to support building security.
- Assist with room preparation, furniture installation, and space readiness for student move‑in, move‑out, and summer transitions.
- Escort and monitor contractors and vendors performing work in residential facilities.
- Maintain a clean and safe work area and ensure all tools and materials are properly stored.
- May be required to operate a university vehicle or golf cart to travel between buildings, transport equipment, or support campus operations.
- Use power tools, ladders, lifts, and university vehicles safely and in compliance with safety policies.
- Transport furniture, equipment, and materials between warehouses and residential buildings as needed.
- Maintain inventory of maintenance supplies and emergency call‑out materials.
- Communicate effectively with residents, housing staff, and campus partners to resolve maintenance concerns.
- Follow all University and Housing safety, environmental, and operational procedures.
- Participate in training, staff meetings, and professional development activities.
- Work productively both independently or as part of a team as required.
- Perform routine inspections of all Housing facilities, interior and exterior to identify and report repair needs.
- Ensure regular and prompt attendance.
- Ability to work schedule as defined and overtime as required during peak periods such as move‑in and move‑out.
- Perform related duties as required.
