JOB SUMMARY

Under limited supervision, plans, directs, and implements the Town of Moncks Corner’s economic development, redevelopment, business recruitment, and revitalization initiatives. The Economic Development Director serves as the Town’s primary economic development professional and leads efforts to attract private investment, facilitate redevelopment projects, recruit and retain businesses, support commercial growth, and advance strategic economic development priorities established by Town Council and the Town Administrator.

The position also serves as Executive Director of Corner Renaissance, Inc., coordinating redevelopment and revitalization initiatives that support the Town’s economic development objectives. Reports to the Town Administrator.

Duties may include, but are not limited to, the following:

• Leads implementation of the Town’s economic development and redevelopment strategies.
• Identifies, evaluates, and advances redevelopment opportunities within downtown Moncks Corner and targeted commercial corridors.
• Supports redevelopment initiatives by coordinating with Town departments, property owners, developers, investors, and community partners to advance projects consistent with Town goals.
• Develops and maintains relationships with property owners, developers, investors, brokers, and business leaders to encourage redevelopment and investment.
• Supports implementation of Town Council goals, strategic plans, downtown revitalization initiatives, and redevelopment priorities.
• Develops and implements strategies to recruit retail, restaurant, office, hospitality, entertainment, service-sector, and other commercial businesses that support the Town’s economic development goals.
• Assists prospective businesses, developers, investors, and property owners by providing information regarding available sites, redevelopment opportunities, zoning regulations, demographics, infrastructure, incentives, and Town services.
• Serves as the primary Town contact for economic development prospects and redevelopment opportunities; coordinates meetings among developers, investors, business prospects, Town departments, utilities, and partner organizations.
• Consults with small start-up businesses in developing business plans; consults with prospective business owners in determining business feasibility,
• Evaluates commercial properties, redevelopment sites, and investment opportunities to determine development potential and strategic value to the Town.
• Serves as Executive Director of Corner Renaissance, Inc., coordinating redevelopment initiatives, revitalization efforts, marketing activities, and strategic projects that support Town economic development objectives.
• Supports commercial development and redevelopment initiatives by serving as a liaison among business prospects, developers, investors, property owners, Community Development staff, and other Town departments.
• Connects developers, property owners, and business prospects with appropriate Town departments and resources to facilitate communication and project advancement.
• Collaborates closely with the Community Development Director to align economic development initiatives with the Town’s planning, redevelopment, and growth objectives.
• Identifies opportunities to improve the business climate and supports efforts to encourage private investment and commercial growth in coordination with Town leadership and Community Development staff.
• Develops and maintains marketing materials, redevelopment profiles, property inventories, promotional content, and digital resources to support business recruitment and redevelopment efforts.
