Responsibilities
Performs complex preventive and corrective maintenance, repairs and installations of electrical, mechanical, plumbing and/or HVAC equipment, machinery and controls located in interior and exterior of buildings. Working under general direction, monitors building system operations and performance. Has critical, specialized knowledge required at client site.
Operates, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building equipment including mechanical/HVAC/plumbing systems, electrical/cabling, fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems.
Maintains professional appearances of property, equipment, engineering spaces, and common areas. Maintains building‑lighting system, including element and ballast repairs or replacements. Prepares estimates for time and materials; maintains supplies; orders materials. Maintains energy‑management program. Oversees and inspects work of outside contractors (landscaping, snow removal, remodeling, HVAC, plumbing, cleaning). Adheres to SOPs and maintenance instructions. Performs specialized tasks such as carpentry, electrical, painting, roofing, HVAC, welding, furniture assembly, and locksmithing.
Inspects building systems including fire alarms, HVAC, plumbing, and electrical. Uses PC/PDA for work‑order system, email, ESS, and training. Responds to emergencies and customer concerns. Performs other duties as assigned.
Complies with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety.
Supervisory ResponsibilitiesNo formal supervisory responsibilities; provides informal guidance and training to coworkers; coordinates and assigns tasks within the work unit.

Education and ExperienceHigh school diploma or GED and eight or more years experience in electrical systems, refrigeration and/or HVAC. Or equivalent combination of education and experience.
Certificates and Licenses- Universal CFC certification required.
- Additional certification in electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair as required by local or state jurisdictions.
Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service. Ability to present information effectively.
Financial KnowledgeRequires knowledge of financial terms and principles; ability to understand operating budgets; capability to calculate intermediate figures such as percentages, discounts, and commissions; conducts basic financial analysis.
Reasoning AbilityAbility to comprehend, analyze, and interpret documents; solve problems involving several options; intermediate analytical and quantitative skills.
Physical RequirementsStooping, standing, walking, climbing stairs and ladders; lifting or carrying heavy loads of 50 lbs. or more.
Scope of ResponsibilityDecisions are made with thorough knowledge of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines; errors in judgment may have short‑term impact on co‑workers and supervisors.
Safety- Complete all required HSE training at a satisfactory level.

- Participate in all HSE‑related programs and activities as required (incident investigations, interviews, auditing, assessment).
