Construction Project Manager
Reporting to the VP of Development & Construction, the Construction Project Manager is responsible for project management and oversight of assigned projects at Big Sky Resort, from concept through the warranty period. Assigned work covers a wide variety of project types, sizes, and scales — from small building modifications and infrastructure repairs through major new facilities and large-scale resort improvements. The role delivers improvements that add to the resort experience and advance the resort's strategic goals, and it preserves and restores the resort's existing asset base with an emphasis on operational continuity and minimal disruption to resort operations.
ResponsibilitiesProject Planning and Preconstruction
- Identify and evaluate deferred maintenance needs and improvement opportunities across resort infrastructure; develop project candidates for annual capital planning
- Evaluate project feasibility and develop preliminary budgets and schedule analysis for leadership consideration and approval
- Develop and manage approved project budgets; provide regular monitoring, updates, and reporting to the VP
- Coordinate with resort department end-users (Mountain Operations, Lodging, F&B, Retail, HR, Real Estate, etc.) to define project programming, ensure alignment with operational needs, and minimize disruption to resort operations
- Manage the solicitation and selection process for Contractors, Architects, and consultants, including preparation of bid packages and scope documents, bid leveling, and a written recommendation of award to the VP
- Manage the negotiation of construction and design agreements on assigned projects: develop and recommend the resort's position on contract terms, incorporate direction from internal stakeholders (development, legal, finance, risk management), and carry the agreed position through to a resolved agreement
- Provide Return on Investment (ROI) analysis as required by leadership
- Manage permitting and entitlement for assigned projects
Self-Performed and Resort-Directed Construction
- Serve as the general contractor for projects contracted directly by the resort or self-performed by in-house craftsmen/craft women.
- Provide direct construction supervision on resort-directed work, including estimating, buyout, subcontractor solicitation and coordination, scheduling, material procurement, and quality control
- Hold subcontractors to scope, schedule, and quality without a general contractor acting as intermediary
- Manage jobsite safety, access, staging, and day-to-day coordination with resort operations on self-performed work
- Prepare, issue, and negotiate subcontracts and purchase orders on resort-directed work
Construction Administration
- Construction oversight and quality control to ensure compliance with the Contract Documents
- Day-to-day Architectural and Contractor contract administration for assigned project(s)
- Monitor and evaluate construction costs, pay applications and change orders
- Evaluate change order and claim entitlement against the contract
- Coordinate Fixtures, Furniture and Equipment purchases and installation for projects
- Provide construction cost and schedule recommendations to end-user groups
- Develop and monitor assigned project schedules to ensure completion goals are met
- Manage project punchlist (establish, track, monitor, sign off)
- Construction Document management
- Provide monthly project reporting on all assigned projects
Project Closeout and Warranty
- Lead project closeout procedures including Owner training, collection of as-built drawings, and warranty documentation
- Manage warranty repairs through the warranty period
- Lead post-mortem analysis meetings to track successes and identify areas for improvement
- Contribute to ongoing best-practices strategies, tools, and processes for department excellence
- Maintain and expand a library of project information including plans, costs, contractor performance, and outcomes to support future project planning
