- Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
- Repair and maintain interior and exterior features (doors, windows, walls, flooring, fixtures).
- Respond to maintenance requests from residents, ensuring a timely resolution.
- Prepare vacant units for new residents (painting, cleaning, repairing or replacing worn items).
- Ensure units meet community cleanliness and functionality standards before new residents move in.
- Conduct regular inspections of the property, common areas, equipment, and building systems.
- Implement and follow a preventive maintenance schedule.
- Respond promptly to emergency maintenance requests (plumbing leaks, electrical outages, HVAC failures).
- Be available for on-call duty as required, including evenings, weekends, and holidays.
- Ensure all work complies with safety regulations and building codes.
- Maintain adequate supplies of tools, equipment and materials; keep maintenance shop organized.
- Complete work orders and other required documentation in a timely and accurate manner.
- Maintain Sight Plan or tracker records of maintenance work, inspections and repairs.
- High school diploma or GED equivalent.
- 2+ years of property management industry or related experience.
- HVAC and/or CPO license preferred.
- Valid driver’s license (golf cart use required).
- Proficient knowledge of electrical, plumbing and appliance repair.
- Knowledge of environmental hazards (asbestos, lead, mold, radon).
- Ability to use a personal smart device for property operations apps.
- General understanding of Microsoft Suite and property management software.
- English reading, writing and speaking proficiency.
- Proven organizational and time‑management skills.
- Works in a fast‑paced indoor/outdoor setting; must multitask and adapt quickly.
- Frequent interaction with residents; requires effective communication and a professional demeanor.
- 5‑day onsite workweek with expected weekend coverage and on‑call duty.
- Continuous physical effort: heavy lifting (>50lb), standing, walking, bending.
- May involve operating heavy machinery or performing demanding tasks.
- Occasional travel to other locations for meetings or projects.
- Competitive salary: $22.00–$30.50 per hour (starting $22.00–$26.44 per hour).
