Under the general direction of the Associate Vice President (AVP) for Facilities Management, the Director provides leadership and management of the Facilities Maintenance, Operations & Utilities Team, and plays a critical role in ensuring that the campus environment is clean, safe and well‑maintained.
Leadership and People Management- Supervises and mentors maintenance, operations, and utilities team staff, establishing expectations, goals and objectives for the unit.
- Evaluates employee performance, develops staff and prioritizes work assignments and financial resource allocation.
- Cooperates with other Directors and Associate Directors within Facilities Management and across campus to maximize departmental capabilities and productivity.
- Interfaces with customers regarding pending work requests, clarifies scope and schedule, and informs campus leadership of ongoing projects and scheduled work.
- Works with the AVP to develop and implement policies and procedures, and serves as campus administrator and liaison to the Chancellor’s Office on coordination of programs/projects with the CSU system Office of Capital Planning, Design, and Construction.
- Manages recruitment, selection, development, and evaluation of assigned personnel, including supervising associate directors of skilled trades.
- Develops, implements, and maintains a building management program for university buildings and facilities.
- Ensures services are delivered efficiently and emphasizes user experience and technology‑future‑focused operations.
- Establishes quality assurance programs using benchmarks and performance metrics.
- Coordinates facilities activities with other University divisions and maintains compliance with OSHA, building code, fire codes and applicable local, state and federal regulations.
- Monitors and manages the CMMS system, and coordinates preventive maintenance, deferred maintenance and minor capital outlay projects.
- Supports Campus Planning & Development on capital projects and infrastructure improvements.
- Oversees utilities operations, maintenance and capital renewal, working with utility providers such as PG&E and Marina Coast Water District.
- Supports capital projects and infrastructure improvements related to utilities with the Campus Planning & Development team.
- Manages financial resources allocated to facilities maintenance, operations and utilities, monitoring recurring operating and annual capital budget allocations.
- Assists the AVP with multi‑year operating budget planning and strategic planning processes to achieve short‑ and long‑term goals.
- Serves as contract administrator, overseeing contracted services including custodial, landscaping, waste management, JCI fire/life safety inspections and elevator services.
- Reviews and approves proposals for work not covered under existing contracts and ensures contractors meet university standards.
- Manages contract administration, including RFPs, renewals and annual accruals.
- Implements the Memorandum of Understanding for Facilities Management Services with UCorp.
- Coordinates and facilitates safety training and ensures employees perform duties safely.
- Works with Safety, Risk and Sustainability department to maintain a safe working environment and compliance with OSHA regulations.
- Tracks and maintains accident records and implements accident prevention recommendations.
- Participates in university task forces and special projects as required.
