Description
Summary: Maintains building environment and grounds by maintaining building, heating, ventilation, and air conditioning equipment as well as grounds keeping and repair services.
Responsibilities- Keep equipment operational, systems and building ready for use
- Keep preventative maintenance schedules
- Keep maintenance records, following policy and procedures
- Complete repairs and install replacement parts
- Report needed changes
- Maintain equipment/machinery, systems and building by completing preventive maintenance schedules
- Complete and maintain monthly maintenance records
- Conduct minor preventative maintenance, when possible, and report additional needed repairs to line of support
- Maintain fire protection and alarm systems devices
- Manage and order office inventory, equipment, uniforms and/or other operational supplies
- Assist with housing inspections
- Assist with guest accommodations and provide corrective action if needed
- Oversee contract work
- Report all needs, incidents, and emergencies to appropriate personnel
- Provide first class customer service to both internal and external customers and respond to inquiries, compliments, and/or complaints with professionalism, courtesy, and efficiency
- Answer questions in a courteous and professional manner
- Determine needs and seek positive experiences and outcomes
- Complete all training and development requirements and participate in continuing education opportunities
- Work in a collaborative and supportive manner to support the productivity and safety of the work area, team members and customers of all types
- Maintain a clean, organized work area and ensure a safe environment
- Maintain and promote professionalism
- Punctual and consistent in meeting start time, work schedule, attendance and other assigned work time metrics
- Adhere to Chickasaw Nation dress code standards
- Maintain knowledge of and follow all rules, regulations, policies and guidelines for assigned area
- Secure building and occupants by maintenance of fire alarm protection
- Maintain accurate and timely processing of all electrical safety checks, preventive and corrective work orders, contracts and other applicable documentation
- Paint interior and exterior walls, trim, doors, fixtures and signs as needed
- Maintain building climate by troubleshooting heating, ventilation, and air conditioning equipment
- Maintain building accessibility by removing ice and snow from walkways and parking lot
- Mow the lawn and clean surrounding landscapes
- Maintain facilities plumbing including fixtures and sprinklers
- Haul file and boxes, move furniture, set up furnishings, prepare rooms for meetings, assemble public announcement and audio-visual equipment following manufacturer’s operating and care guidelines, and repair and install replacement parts to assure equipment is in working order when needed
- Identify and correct hazardous working conditions
- Perform all other duties as assigned
- Able to follow instructions, both written and oral
- Able to adhere to all scheduling and attendance requirements

- Able to read, understand, apply, and retain knowledge of Chickasaw Nation, departmental, divisional and all other rules, regulations, policies, procedures and guidelines
- Methods and materials used in groundskeeping and landscaping
- Knowledge of electrical and HVAC
- Knowledge of international fire codes (IFC), international building codes (IBC), electrical codes (NEC), and international plumbing codes (IPC)
- Able to verbally communicate in a professional and positive manner with other team members, departments, guests and management
- Basic Computer skills

- Knowledge, skill and ability to operate hand implements
- Essential:
