This position will work independently under minimal direction in a trades environment supervising individual or multiple work groups within a section, scheduling the day-to-day and annual operations and monitoring the budget for that work group.
This position will also work with the Building Superintendent to establish, assist and implement multiple objectives and priorities.

Work locations may include the downtown Seattle campus of King County buildings, the Regional Justice Center (Kent), the King County Correctional Facility (downtown Seattle), and outlying county-maintained buildings.
WORK SCHEDULEThis position is exempt from the provisions of the Fair Labor Standards Act, and is not overtime eligible. The workweek is normally 40 hours, Monday through Friday. Emergencies and meetings may require performance of duties outside of normal business hours. When fulfilling the role of Duty Manager, on-call assignment during the weekends and evenings is required.
RESPONSIBILITIES- Manage, plan, schedule and supervise the work activities of a group of subordinates; provide assistance, guidance and direction with difficult or unusual problems; prioritize and estimate time and costs; and, assign specific projects and monitor work to ensure completion.
- Prepare performance appraisals to evaluate subordinates.
- Assist Building Superintendent in the protection and maintenance of assigned facilities to ensure a safe and comfortable working environment for employees, tenants and visitors in county buildings on a 24/7 basis.
- Implement negotiated service level agreements with tenant agencies; monitor the performance of the work to ensure customer satisfaction and to ensure that work plan targets and negotiated service levels are met.
- Implement and monitor annual work programs and budgets for assigned building group; utilize a maintenance management system or other work program and budgeting tool to plan, schedule and monitor maintenance activities.
- Schedule and coordinate preventative maintenance work and projects.
- Provide program oversight and direction, implement programs and ensure regulatory compliance with health and safety, construction and environmental standards; and, maintain vendor lists, contracts and draft special waivers as needed.
- Respond to concerns of tenants, elected officials and their representatives as well as the general public; and, resolve complaints and issues.
- Demonstrated supervisory experience in a public or private organization.
- Advanced knowledge of the methods and techniques used in building maintenance.
- Advanced knowledge of accepted supervisory principles and practices.
- Knowledge of work planning principles and techniques.
- Knowledge of job/project estimating principles and techniques.
- Knowledge of County, Washington State and federal laws and regulations pertaining to building maintenance.
- Advanced knowledge of various occupational hazards, safety precautions, accident prevention and mitigation and emergency response.
- Skill in budget development, monitoring and administration skills.
- Demonstrated skill in communications (oral and written).
- Demonstrated ability in customer relations and successfully dealing with difficult people.
- Demonstrated skill in effectively assigning, coordinating and supervising projects, work programs and daily assignments of subordinates in various trade groups.
- Skill in establishing and maintaining effective working relationships with supervisors and subordinates.
- Skill in dealing tactfully and courteously with the public and in-house customers.
- Skill in dealing with stressful situations.
Special Requirements
Candidates must possess a valid Washington State Driver’s License. Final appointment is contingent upon successfully passing a thorough Department of Adult and Juvenile Detention (DAJD) background investigation, and a pre-employment physical examination.
