Building Maintenance Technician (Black Seal High Pressure Boiler Operator)

This role focuses on maintaining and repairing building systems, including HVAC, electrical, plumbing, and mechanical equipment, while also supporting facility setup needs such as conference room configurations. You will use your Black Seal High Pressure Boiler License for the State of New Jersey and extensive building maintenance experience to ensure safe, efficient, and reliable operation of all facility systems. The position follows a Monday to Friday schedule from 9:30 a.m. to 6:00 p.m. and offers the potential to transition to a permanent role.

Responsibilities

• Perform preventive maintenance on HVAC, electrical, plumbing, and mechanical systems to ensure optimal performance and minimize downtime.
• Troubleshoot and repair HVAC, electrical, plumbing, mechanical, and general building systems independently and efficiently.
• Respond promptly to maintenance requests and complete repairs in a timely and professional manner.
• Inspect the building and premises regularly to identify safety hazards and perform necessary maintenance to eliminate or mitigate risks.
• Coordinate and oversee external contractors for specialized repairs and maintenance work when needed.
• Ensure all maintenance activities comply with company policies, procedures, and safety standards.
• Maintain an organized inventory of supplies, parts, and tools required for repair and maintenance tasks.
• Document all maintenance and repair activities accurately and maintain detailed logs for future reference.
• Change belts, filters, and other components on equipment as part of routine maintenance.
• Set up and break down the multi-purpose conference room, including arranging specific seating and table configurations according to event requirements.
• Work safely and effectively in various conditions, including accessing different areas of the facility as needed.

Essential Skills

• Black Seal High Pressure Boiler License for the State of New Jersey (required).
• 10+ years of experience in building maintenance or a closely related field.
• Proficiency in the use of hand tools and power tools for maintenance and repair tasks.
• Practical understanding of HVAC systems, including routine service, basic troubleshooting, and component replacement.
• Basic understanding of electrical systems, including identifying issues and performing safe, code-conscious repairs within scope.
• Basic understanding of plumbing systems, including diagnosing and repairing common issues.
• Ability to independently diagnose mechanical, electrical, plumbing, and building system issues and perform effective repairs.
• Strong facility maintenance background, including experience with building infrastructure and support systems.
• Good communication skills to interact professionally with building occupants, colleagues, and contractors.
• Customer service mindset with the ability to respond courteously and helpfully to maintenance requests.
• Physical dexterity and the ability to lift heavy objects and work in various physical conditions and environments.

Additional Skills & Qualifications

• HVAC skill set or formal HVAC experience is strongly preferred.
• Experience as a maintenance technician in a commercial, institutional, or industrial facility.
• Experience coordinating and supervising external vendors or contractors.
• Strong organizational skills for maintaining maintenance logs, inventories, and schedules.
• Attention to detail in identifying potential safety hazards and maintenance needs.
• Ability to adapt to a wide variety of tasks, from technical maintenance work to facility setup and support.
