Job Title: Maintenance Technician – Commercial Healthcare Properties
Reports To: Property Manager / Senior Property Manager / General Manager
FLSA Status: Non-Exempt
Compensation: $25.00–$28.00 per hour, based on experience
Location: Morristown, NJ (1 opening) and Old Bridge, NJ (1 opening)
SummaryResponsible for the day-to-day maintenance, repair, inspection, and preventive maintenance of one or more commercial healthcare properties. The Maintenance Technician helps ensure that building systems operate safely, efficiently, and in compliance with company standards while providing outstanding customer service to tenants, visitors, and vendors. This position supports the overall appearance, functionality, and reliability of assigned properties.
Key Responsibilities- Perform preventive, predictive, and corrective maintenance on building systems in accordance with company policies, manufacturer recommendations, and safety standards.
- Troubleshoot and perform minor repairs to HVAC, plumbing, electrical, lighting, doors, hardware, roofing, irrigation, painting, and general building systems.
- Respond promptly to tenant service requests and maintenance emergencies.
- Complete scheduled inspections and preventive maintenance for life safety, mechanical, and building equipment.
- Maintain accurate work orders, inspection reports, maintenance logs, and daily activity records.
- Coordinate with approved contractors and vendors for specialized repairs and capital improvement work.
- Inspect properties to identify maintenance, safety, and code-related concerns and communicate recommendations to management.
- Maintain clean mechanical rooms, storage areas, rooftops, and exterior grounds as assigned.
- Participate in an established on-call rotation for after-hours emergencies in accordance with Company policy. Compensation for on-call and call-back time will be administered in accordance with applicable federal and New Jersey wage and hour laws.
- Provide courteous, professional customer service and be a role model for the Company's Core Values.
- High school diploma or equivalent required.
- Minimum five (5) years of commercial building maintenance experience; medical office or healthcare property experience preferred.
- Valid driver's license with acceptable driving record.
- Ability to work independently and prioritize multiple assignments.
- Strong troubleshooting, communication, and customer service skills.
- HVAC/EPA certification or other trade certification preferred.

This position is classified as Non-Exempt under the Fair Labor Standards Act (FLSA). Overtime must be approved in advance by management and will be compensated in accordance with applicable federal and New Jersey law.
