Construction Superintendent – High-End Retail Projects Job Description
This role oversees day-to-day on-site operations for high-end retail construction projects, with a strong focus on planning, communication, and management. The superintendent leads site supervision, coordinates subcontractors, maintains project schedules, and ensures that work meets quality, safety, and budget expectations for high-end retail fit-outs in mall environments.
Responsibilities- Provide direct, day-to-day on-site supervision of the field labor force and subcontractor staff.
- Attend meetings with clients and contractors to review project status, resolve issues, and align on expectations.
- Review and remain thoroughly familiar with the project budget and general conditions estimate to support cost control.
- Review and approve trade contractor payment applications in coordination with the Project Manager.
- Develop and maintain a comprehensive site logistics plan in coordination with the Project Manager, clients, and contractors.
- Conduct regular quality and safety inspections to ensure all work meets project standards and regulatory requirements.
- Coordinate site testing and inspection activities with relevant parties and ensure timely completion.
- Manage construction schedules, including preparing detailed look-ahead schedules and ensuring all activities occur on or ahead of scheduled dates.
- Prepare and submit accurate and timely Superintendent’s Daily Reports documenting progress, issues, and site conditions.
- Participate in project meetings, including subcontractor meetings, and conduct foremen’s meetings to communicate plans, expectations, and updates.
- Review and assist in developing clear scopes of work for each subcontractor to support accurate execution and accountability.
- Oversee high-end retail fit-out projects in mall environments, ensuring work quality aligns with premium retail standards.
- At least 5 years of experience in commercial construction.
- At least 5 years of experience as a site supervisor or superintendent on active construction projects.
- Proven experience in retail construction, including high-end retail fit-outs.
- Hands-on experience with ground-up commercial construction projects.
- Strong site supervision skills, including directing subcontractors and field labor.
- Ability to plan, communicate, and manage all aspects of on-site construction activities.
- Solid understanding of construction management principles, including budgets, schedules, and logistics.
- Ability to review and understand project budgets and general conditions estimates.
- Competence in reviewing and approving trade contractor payment applications.
- Experience preparing and maintaining construction schedules and look-ahead schedules.
- Strong focus on safety and quality, with experience conducting site inspections.
- High school diploma or equivalent education.
Skills & Qualifications
- Experience working on high-end retail projects in mall environments.
- Familiarity with construction of interior retail spaces, including coordination of finishes and fixtures such as light fixtures.
- Strong communication and interpersonal skills for effective collaboration with clients, contractors, and subcontractors.
- Ability to travel nationally to project sites when needed.
- Proven ability to lead foremen’s meetings and subcontractor coordination meetings.
- Detail-oriented approach to documentation, including daily reporting and scope-of-work reviews.
This position is fully site-based at active construction projects, primarily focused on high-end retail fit-outs in mall environments. The superintendent works in the field, directing subcontractor staff and coordinating day-to-day construction activities. The role involves frequent interaction with clients, contractors, and project teams on site. The work environment includes typical construction site conditions, such as exposure to noise, dust, and ongoing construction activities, and requires appropriate safety attire and adherence to site safety protocols.
Travel to project sites, including potential national travel, may be required based on project needs.
