• Maintain awareness of property condition and correct unsafe situations promptly.
• Schedule and perform routine preventive maintenance on equipment as directed.
• Diagnose and execute minor or routine maintenance/repair tasks.
• Complete all service requests within 24 hours unless parts or labor are extraordinary.
• Interact effectively with prospects, residents, peers, and management.
• Maintain leasing office and all recreational and common area facilities.

• Clear understanding of business concepts, processes, and strategic thinking.
• Comprehensive knowledge of multifamily operations including people management, financial reporting, problem-solving, sales, maintenance, and resident relations.
• Ability to access all apartment homes and parts of the community for showing and inspection.
• Visual inspection skills for apartments, grounds, and community features.
• Knowledge of maintenance: carpentry, electrical, plumbing, HVAC, painting, drywall, buffing, waxing, power tools, pools, and irrigation systems.
• Proficiency in English (speaking, listening, reading, writing).
• Must provide own tools where applicable.
• 1–3 years of experience in Property Management.
• High School Diploma or GED.
• HVAC certification preferred.
• CPO certification preferred.
• Valid driver’s license.

This role requires manual labor, lifting, bending, climbing, operating tools & equipment, and working both indoors & outdoors.

Varies based on property needs. Includes rotating on-call availability and occasional weekend/holiday coverage.
