Position Summary

The Maintenance Technician is responsible for performing routine and preventative maintenance to maintain and improve the physical integrity of the property. They provide excellent customer service to current and prospective residents by completing home and building repairs and providing general upkeep of the community, its grounds, streets, facilities, and equipment while ensuring alignment with the company’s goals and “being EPIC.”

Duties and Responsibilities

The qualified individual will work as an integral part of the Operations and Community teams to perform the following essential functions:

  • Routine maintenance of rental homes completed by assigned work orders generated from resident requests for service.
  • Assist in maintaining the grounds, common areas, and amenities by clearing trash and debris, performing general cleaning, painting, mowing, and trimming.
  • Clean community common areas and work spaces including clubhouse, office, restrooms, laundry room, and maintenance garage.
  • Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible and practicing correct use of tools and equipment.
  • Paint interior and exterior walls and trim.
  • Operate backhoe to dig trenches for water and sewer pipe (if applicable).
  • Repair parking lot and sidewalks with asphalt, cold‑patching materials, and concrete.
  • Provide seasonal snow‑removal services (if applicable).
  • Maintain and repair buildings’ plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses.
  • Provide general upkeep of vacant sites.
  • Inspect common‑area amenities such as pool/spa, laundry, playground, and other recreational equipment to ensure proper operation and make repairs as needed.
  • Maintain community pool(s), test chemical levels, and adjust appropriately (if applicable).
  • Complete checklists of duties and repairs for community and vacant sites.
  • Assist the Community Manager with supervising on‑site contracted work.
  • Perform duties relating to well‑water system, sewer system, or water meters including water testing, reading, repairing, and installing meters.
  • Follow safety regulations and procedures, including safe operation of vehicles and machinery.
  • Work flexible hours, nights, and weekends as needed; scheduled evening work one day per week, scheduled Saturday one day per month, and other non‑business hours as customer traffic dictates.
  • Possibly relocate to other work locations as directed by the Regional Manager or Senior Vice President.
  • Other duties as assigned.
Qualifications
  • High school diploma or GED, or comparable experience and/or training.
  • Broad experience and knowledge of general maintenance techniques and repair work.
  • Proficient in operating equipment including hand tools, power tools, and commercial machinery.
  • Ability to snow‑plow using company truck/plow according to snowfall standards.
  • Demonstrated ability to plan and prioritize tasks in a self‑directed work environment and maintain high productivity without direct supervision.
  • Ability to produce legible written reports and notes.
  • Team‑player able to take direction.
  • Availability to work on‑call as needed during non‑business hours.
  • Valid driver’s license and clean driving record.
