- 1–3 years maintenance experience (apartment maintenance preferred).
- Troubleshooting and problem‑solving skills.
- Budget or basic business finance helpful.
- Refrigeration certification (type 2 or universal) or obtain in the first 90 days of employment.
- Valid driver's license (free from major moving violations) and dependable transportation.
- Must be able to use various hand tools and test equipment.
- Must be able to bend, stoop, and kneel for extended periods.
- Must be able to push and pull up to 300 pounds on wheels.
- Must be able to lift up to 50 pounds.
- Must be able to climb ladders of up to 40 feet in height.
- Must be able to use a hand truck.
- Assist with all maintenance requests, preventative maintenance, and amenity area maintenance.
- Complete maintenance work orders for residents (service appliances, plumbing, HVAC, minor electrical, gate systems, pool operations, etc.).
- Respond and resolve emergency maintenance requests after business hours (weeknights, weekends, holidays).
- Prepare vacant apartments to be rent‑ready.
- Perform preventative maintenance work.
- Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment and appliances.
- Interact directly with residents.
- Maintain logbooks and databases; enter service requests and status updates into the database.
- Assist in monitoring contractor work performance.
- Support the Service Manager in meeting budget responsibilities.
- Follow and promote company policies and procedures.
- Make customer service a priority.
- If the property does not have a housekeeper, perform light cleaning duties for the apartment maintenance technician (clean models, clubhouses, leasing office, empty trash, clean grounds and amenity areas, etc.).
- Maintain all amenity areas (pool, compactors, weight rooms, parking decks, etc.) in clean, orderly, working condition.
- Wear a clean, neat uniform when working on any PAC property, including nights and weekends; maintain personal appearance per PAC policy.
- Communicate with residents and prospects in a manner consistent with PAC's standards.
- Read and/or listen to resident requests and complaints.
- Receive resident complaints calmly, open, and professionally.
- Solve problems quickly, usually within 24 hours, or contact supervisor for assistance.
- Deliver newsletters, correspondence, etc. to residents' apartments.
- Coordinate, set up, attend, and clean up after resident functions as requested by the General Manager.
Physical Requirements
- Move appliances from one unit to another, possibly via hand truck up one to three flights of steps; appliances may weigh 75 – over 300 pounds.
- Move single washing machines or stacked cloth dryers (120–300 pounds) for maintenance.
- Assist with repairs to building structure, moving materials that can weigh several pounds to over 300 pounds.
- Perform maintenance on special equipment (exercise equipment, gas grills, golf carts, car washes, amenity areas, security gates) that may require lifting over 100 pounds.
- Perform resident service functions or upgrades such as installing lighting or ceiling fans using a step ladder while lifting.
