Overview

As a Lead Maintenance Technician, you oversee ongoing facility maintenance and repairs to keep the company’s multifamily property operating and appearing at its best.

Responsibilities

You will use your five-plus years of experience in property maintenance (either in a residential or hospitality setting, including at least one year of supervising others) to address work orders and other repair and maintenance issues before they become major problems. You will utilize your technical certifications to address critical areas, such as HVAC‑certified repairs, CPO for pools and spas, or other specialized training for electrical or plumbing issues.

You will proactively address routine maintenance and general cleanliness of the property, including resident amenities such as the pool and clubhouse. You will lead by example and assist where needed, helping other technicians and managing the Make‑Ready board to keep turnover work on schedule. You will engage in difficult conversations with employees and residents, resolve concerns, and maintain a safety‑first approach, including EPA certification for handling substances and training the maintenance team in safety procedures.

Education and Experience
  • High school diploma or GED required; minimum of 4 years of relevant work experience, preferably in property management or hospitality, including at least 1 year supervising two or more employees.
  • Technical degree or one or more technical certifications in HVAC, plumbing, or electrical; S1 or S2 HVAC certification highly desirable.
  • Prior experience in general building maintenance, light carpentry, electrical, or plumbing.
  • Experience maintaining and repairing HVAC systems.
  • Must have own tools and a valid driver’s license.
Physical Requirements

Expected work hours:
Monday through Friday, 8:00 AM – 5:00 PM, plus scheduled on‑call hours and occasional weekends. During high‑traffic holiday periods, the position is scheduled according to company standards with supervisor approval.

Travel may occasionally require driving a company‑owned vehicle or a personal vehicle.

Work environment and physical demands include frequently lifting or moving items up to 25 pounds (occasionally up to 50 pounds), using hands to manipulate tools, standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling in various weather conditions.
