JOB PURPOSE
The Asset Manager is responsible for maximizing the value, financial performance, and long-term sustainability of Grand Blue City’s portfolio of assets across multiple asset classes, including residential, commercial, hospitality, retail, entertainment, industrial, infrastructure, and mixed‑use developments.
The role acts as the owner’s representative throughout the asset lifecycle, overseeing business performance, revenue optimization, operational efficiency, capital planning, leasing strategies, investment returns, and stakeholder management. The Asset Manager is accountable for asset‑level and portfolio‑level P&L performance, ensuring assets achieve their strategic, financial, and operational objective.
KEYACCOUNTABILITIES AND RESPONSIBILITIES Asset Performance & P&L Management
- Assume full responsibility for asset‑level financial performance and profitability.
- Develop and manage annual business plans, operating budgets, and financial forecasts.
- Monitor revenue, operating expenses, EBITDA, NOI, cash flow, and asset valuation metrics.
- Identify and implement initiatives to improve asset profitability and value creation.
- Conduct regular financial and operational performance reviews and recommend corrective actions where necessary.
- Establish performance targets and KPIs for individual assets and portfolio segments.
- Manage a diverse portfolio of real‑estate and infrastructure assets across various asset classes.
- Develop portfolio optimization strategies to maximize risk‑adjusted returns.
- Evaluate asset hold, repositioning, redevelopment, refinancing, acquisition, and disposal opportunities.
- Monitor market trends, competitive positioning, and emerging opportunities affecting portfolio performance.
- Support strategic portfolio planning and capital allocation decisions.
- Lead initiatives to enhance revenue generation and asset utilization.
- Oversee leasing performance, tenant mix strategies, occupancy optimization, and rental growth initiatives.
- Assess commercial opportunities including new revenue streams, partnerships, sponsor ships, and ancillary income.
- Work closely with leasing, sales, hospitality, and operations teams to maximize asset performance.
- Prepare detailed financial models and investment analyses.
- Conduct feasibility assessments for capital improvements, redevelopment projects, and strategic initiatives.
- Evaluate investment returns using NPV, IRR, ROI, payback, and other financial metrics.
- Support acquisition, divestment, and restructuring decisions through comprehensive financial and commercial assessments.
- Identify asset enhancement opportunities to improve value, customer experience, and operational performance.
- Oversee capital expenditure planning and prioritization.
- Monitor implementation of approved enhancement projects and track return on investment.
- Coordinate with development and project management teams to ensure alignment with asset strategies.
- Collaborate with property management, facilities management, hospitality operators, and service providers.
- Monitor service standards, operational efficiency, customer satisfaction, and asset condition.
- Ensure assets are maintained to required quality, safety, and regulatory standards.
- Review operating contracts and service agreements to ensure value for money.
- Serve as the primary owner representative for assigned assets.
- Manage relationships with operators, tenants, investors, consultants, government entities, and strategic partners.
- Present asset performance reports and recommendations to executive management and boards.
- Facilitate alignment between asset strategy, operations, finance, and development teams.
- Ensure compliance with applicable regulations, contractual obligations, and corporate governance requirements.
- Identify and mitigate operational, financial, and market risks.
- Maintain robust reporting, controls, and performance monitoring frameworks.
- Support internal and external audit requirements.
- Bachelor’s degree in real estate, Finance, Investment, Economics, Business Administration, Engineering, or related discipline.
- Master’s degree (MBA, Real Estate, Finance, or Investment Management) preferred.
- Minimum 10 years of experience in asset management, real estate investment, portfolio management, hospitality, infrastructure, or related sectors.
- Demonstrated experience managing diverse asset classes and complex stakeholder environments.
- Proven track record of delivering strong financial and operational performance.
- Experience with large‑scale mixed‑use developments and destination assets is highly desirable.
