Senior Project Manager

The Senior Project Manager will lead projects through the full lifecycle, including design, pre-construction, and construction, with responsibility for scope, scheduling, budgeting, contracts, and the out-to-bid process. This role oversees the work of the design team, manages project financials and administration, and ensures customer satisfaction across a portfolio of HVAC and construction projects, including complex, multi-building and mission-critical facilities. The position requires someone who works independently with minimal oversight, collaborates closely with project management teams and subcontractors, and maintains accurate project documentation and reporting.

Responsibilities:

  • Manage the design, pre-construction, and construction phases of projects, including scope, schedule, budget, contracts, and out-to-bid processes.
  • Work directly with the project management team to help manage and estimate construction projects.
  • Organize and control engineering project elements to ensure successful completion.
  • Review construction drawings and specifications for accuracy and completeness.
  • Assemble all necessary details and documentation required to prepare job bid proposals.
  • Develop and maintain strong relationships with subcontractors and interact with them to secure information needed for bids and project execution.
  • Support the Project Manager in collecting data and documentation required to complete the monthly Work in Progress (WIP) report.
  • Assist with projecting job budgets and ensuring adherence to budget and timing of tasks throughout the project.
  • Maintain project schedules by monitoring progress, coordinating activities, and surfacing issues that need resolution, including interfacing with subcontractors to meet schedule requirements.
  • Control project costs by recommending expenditures, administering contractor contracts, and monitoring budget performance.
  • Prepare project status reports by collecting, analyzing, and summarizing information and trends, and recommending appropriate actions.
  • Travel to job sites as needed to review progress, address challenges, and provide solutions.
  • Assist in developing and maintaining project timelines to ensure on-time delivery.
  • Maintain a safe and clean working environment by enforcing procedures, rules, and regulations on site.
  • Maintain and update the project database using construction management systems to ensure accurate documentation and record-keeping.
  • Be available to support the Project Manager by responding to customer inquiries and providing timely information.
  • Contribute to overall team success by accomplishing related tasks and supporting colleagues as needed.
  • Take full responsibility for project financials, administration, implementation, management, and customer satisfaction for assigned projects.
  • Manage the implementation and execution of HVAC equipment projects, ensuring alignment with the defined scope of work and schedule.
  • Oversee a portfolio of projects that may include both smaller jobs and larger, multi-building or complex construction projects.
  • Manage project scope, cost, and schedule by reviewing contract documents, holding internal coordination meetings, establishing customer expectations, and identifying risks with corresponding mitigation plans.
  • Compare estimated equipment ship dates with contractors' project schedules and ensure compliance with internal equipment ordering processes.
  • Maintain the accuracy of forecasted cost at completion and control expenses by closely monitoring assigned project budgets.
  • Coordinate regularly with owners, contractors, and trade partners to ensure alignment on project objectives, timelines, and deliverables.
  • Ensure construction documentation such as RFIs, submittals, change orders, and other records are properly created, tracked, and maintained.
  • Manage multiple projects simultaneously in a fast-paced construction environment while prioritizing tasks and deadlines.
  • Interface with executives from large organizations as needed to provide project updates and support strategic initiatives.

Essential

Skills:

  • At least 7 years of experience in construction project management, project coordination, assistant project management, or superintendent roles.
  • Proven experience managing subcontractors on commercial, industrial, manufacturing, data center, or large construction projects.
  • Demonstrated experience maintaining and updating detailed project schedules.
