Responsibilities
Oversee, coordinates and provides management oversight for all phases of the construction project.
Manages in the preconstruction planning phase to provide continuity and advice for all stakeholders on all phases of the project ensuring cost accountability.
Manages the processing of all proper legal documentation and owner contracts to include Insurance Certificates, Performance and Payment Bonds etc. and ensures that all appropriate contractor's and subcontractors' licensing, bonds, insurance coverages and other certifications are current for the company and its subcontractors.
Solicits, compiles and analyzes bid and scope data from subcontractors/vendors to determine costs and prepares and updates budgets for accounting for all projects.
Assembles appropriate members of subcontractor organizations at start of project and conducts pre-award meetings for the procurement of subcontractors and vendors during the buy-out phase.
Evaluates plans and specifications to plan procedures, starting and completion times, and staffing requirements for each phase of construction.
Oversees and assists construction supervision in resolving construction problems, developing construction means and methods, ensuring materials and workmanship conforms to plans and specifications, and all safety requirements are met.
Oversees and assists construction supervision engaged in planning and executing work procedures, interpreting plans and specifications, obtaining necessary permits and licenses and coordinating various phases of construction to prevent delays.
Prepares and/or review monthly status reports on cost to complete and revise project schedule and controls construction schedule and costs to achieve completion of project on time and within budget.
Oversees subcontractor invoicing and evaluates, checks for accuracy and authorizes owners 'invite to bill'.
Manages the change order process and communicates to all stakeholders. Maintains active communications with owners, architects, engineers, vendors and all stakeholders throughout the course of all projects regarding progress and any necessary modifications to the contract documents.
Attends or conducts subcontractor and job site meetings and conducts regular site visits to ensure that materials and workmanship conforms to the plans and specifications and construction schedules are adhered to.
Manages job closeout and initiates and monitors punch list.
Manages the necessary training and gathers appropriate manuals for all facilities' systems and attends systems' inspections.
Analyzes completed projects to provide improvement recommendations to construction procedures to reduce future discrepancies between estimated and actual costs.
Manages, mentors and develops personnel.
Other duties may be assigned.
QualificationsFour year college degree (B.S.) or equivalent plus 5-10 years of job related experience or equivalent combination of education and experience.
