We are seeking an experienced and driven Property Manager to help lead the exciting reinvigoration of one of our region’s most iconic shopping destinations. This is more than property management, it’s an opportunity to help bring a bold redevelopment vision to life.
In collaboration with existing anchors and our new anchor Downtown Flavortown
, this mall is entering a new era of energy, entertainment, and community engagement. We are redefining what a modern mall experience looks like by blending retail, dining, entertainment, and destination experiences into one vibrant hub.
The Property Manager will oversee all aspects of shopping mall operations. This role is responsible for the overall performance, maintenance, tenant relations, leasing coordination, financial management, and day-to-day operational success of the property. The Property Manager ensures the mall operates efficiently, remains financially strong, and delivers exceptional experience for tenants and customers.
Responsibilities Operations Management- Oversee daily operations of the shopping mall, ensuring smooth and efficient functioning.
- Manage all property vendors, including security, janitorial, landscaping, and maintenance contractors.
- Ensure compliance with local, state, and federal regulations, including safety and building codes.
- Develop and implement operational policies and procedures.
- Conduct regular property inspections to maintain high standards of cleanliness, safety, and appearance.
- Serves as the primary point of contact for tenants.
- Coordinate tenant move-ins and move-outs.
- Enforce lease terms and property rules.
- Assist with lease negotiations, renewals, and amendments in collaboration with ownership or leasing agents.
- Address tenant concerns and maintenance requests promptly.
- Maintain strong relationships to support tenant satisfaction and retention.
- Oversee preventive and corrective maintenance.
- Manage building systems including HVAC, electrical, plumbing, elevators, and fire safety systems.
- Coordinate repairs and capital improvement projects.
- Prepare and manage maintenance schedules and service contracts.
- Respond to emergency situations as needed.
- Prepare and manage annual operating budgets.
- Monitor income, expenses, and overall financial performance.
- Approve invoices and oversee accounts payable/receivable.
- Track rent collections and follow up on delinquencies.
- Prepare monthly and quarterly financial reports for ownership
- Ensure appropriate insurance coverage is maintained.
- Implement safety and risk management procedures.
- Oversee emergency preparedness planning.
- Maintain compliance with ADA and other regulatory requirements
- Collaborate with marketing teams to support promotional events and foot traffic growth.
- Engage in regular tenant communications and outreach
- Assist in developing strategies to attract and retain quality tenants.
- Support community outreach initiatives and partnerships.
- 5+ years of commercial property management experience, preferably in retail or shopping center environments.
- Bachelor’s degree in business administration, Real Estate, Property Management, or related field (preferred).
- Strong knowledge of commercial leases and property operations.
- Proven experience managing budgets and financial reporting.
- Excellent communication and negotiation skills.
- Strong leadership and vendor management abilities.
- Proficiency in property management software and Microsoft Office Suite.
- On-site management role.
- May require evenings, weekends, or emergency response availability.
- Frequent interaction with tenants, contractors, and customers.
- Standing/Bending/Lifting occasionally
