Position Summary The Maintenance Technician is responsible for performing repairs, renovations, and ongoing maintenance across a portfolio of single-family rental homes. This position supports property operations by ensuring homes are safe, functional, and well-maintained for residents. The role contributes to resident satisfaction, asset preservation, and operational efficiency. It requires strong technical expertise, effective communication, and the ability to manage multiple priorities in alignment with company objectives.
FunctionalResponsibilities
- Perform preventative, corrective, deferred, and emergency maintenance across assigned properties
- Diagnose and complete repairs related to HVAC, plumbing, electrical, appliances, and general home systems
- Complete and document work orders accurately and promptly using company-issued mobile devices
- Coordinate with dispatch, vendors, and internal teams to ensure timely service completion
- Maintain inventory of tools and supplies needed for daily maintenance activities
- Support property readiness by assisting with renovations, turns, and quality control checks
- Provide a high level of customer service as the primary field representative
- Promote company values and maintain professionalism in all interactions
- Ensure adherence to applicable federal, state, and local regulations
- Maintain required documentation and reporting standards
- Identify and escalation compliance or safety risks as appropriate
- Follow OSHA and company safety standards; report unsafe conditions promptly
- Maintain a courteous and professional demeanor with residents, vendors, and colleagues
- Currently does not require on-call or emergency work, but may in the future
- Perform other duties as assigned to support business objectives
Performance will be evaluated based on measurable outcomes aligned with company and departmental goals. Metrics may include:
- Complete an average of 3-5 work orders per day, depending on work order complexity and market volume
- Maintain 90% or greater completion rate for assigned work orders
- Complete at least 85% of work orders without vendor involvement
- Maintain repeat visits for the same issue below 5% monthly
- Achieve resident net promoter scores of 8 or higher through resident survey platforms
- Maintain 100% compliance with company safety policies, required certifications, and operational procedures
- Complete required documentation, photos, and work order notes within the same day of service completion
- Maintain inventory, tools, and company equipment in accordance with company standards and audit requirements
- Complete all required training and compliance courses by assigned deadlines
Education:
High school diploma or equivalent required.
Experience:
3+ years of experience in residential maintenance or related field.
