POSITION SUMMARY
Texas Inter-Faith Management/40i is a non‑profit organization affiliated with The Inter‑Faith Group (IFG), an alliance of seven independently operated non‑profits sharing a mission to create quality affordable housing and support services for families. As the Lead Maintenance Technician you are responsible for maintaining the community through landscaping, painting, and apartment turnovers. You bring a proactive and dependable work ethic, along with strong knowledge of HVAC systems and active EPA and CPO certifications.
Job Type: Full‑time
Schedule: Monday‑Friday, 8‑hour shift, with weekend availability, on‑call, and possible overtime.
Responsibilities include but are not limited to:
- Manage the day‑to‑day operations of the property including resident satisfaction, retention, and full resident lifecycle activities.
- Understand, analyze, evaluate financial statements and write reports in a clear, concise form.
- Oversee, approve, and prepare all lease‑related paperwork in an accurate and timely manner.
- Maintain thorough product knowledge of the property and major competition through site tours/visits and telephone surveys. Prepare marketing reports as required.
- Clearly and effectively communicate with residents, other employees, vendors, and supervisors in written and verbal form.
- Achieve the highest possible net operating income through the implementation of effective cost control, revenue maximization, and delinquency management program.
- Take reasonable efforts to ensure the property complies with all state, federal, and local laws, rules, and regulations applicable to the business.
- Make repairs and perform daily maintenance of buildings and mechanical equipment installed inside.
- Coordinate all preventive maintenance work by fulfilling the daily work orders and preparing plans.
- Prepare vacant units for new tenants in a timely manner.
- Plumbing fixture replacement.
- Electrical repairs and light fixture replacements.
- Sheetrock repairs and interior painting.
- HVAC/EPA maintenance.
- Carpentry repairs (cabinet and doors).
- Troubleshoot all work orders, maintain/clean grounds and common areas.
- Monitor and constantly inspect building systems, fire, electrical, security, elevators, etc. Report all unsafe areas to Lead Maintenance.
- Maintain a workplace that adheres to OSHA and all safety standards.
- Maintain flammable and hazardous materials in a safe and secure area.
- Assist with a preventive maintenance program for all building interiors and exteriors including pools, and fitness equipment. HVAC systems, lighting, etc.
- Respond to all service requests within 24 hours. Ensure that all service requests are completed correctly and in a timely manner.
- Maintain proper inventory of all tools and supplies needed.
- Ensure all physical aspects of the building, grounds and amenities meet the Company’s standard for cleanliness, appearance, safety, and overall functionality.
- Must have experience in plumbing, electrical repair, painting, appliance repair and drywall.
- Must be a self‑starter and able to work independently.
- Must have a valid driver's license, insurance and car registration, if driving for business purposes.
- Ability to be on‑call and on the property short notice, when needed.
- Additional duties as assigned.
Knowledge &
Skills:
- Prior experience as an apartment maintenance technician or similar role.
- Must have experience in plumbing, electrical repair, painting, appliance repair and drywall.
- Must be a self‑starter and able to work independently.
- Must have a valid driver's license, insurance and car registration, if driving for business purposes.
- Ability to be on‑call and on the property on short notice, when needed.
- HVAC Certified, preferred.
Education & Experience:
- High school diploma, GED, or equivalent work experience; relevant experience and HVAC knowledge preferred.
