Maintain the community’s value and enhance resident experiences by resolving maintenance issues promptly and professionally.

• Maintain the facility and grounds according to community objectives.
• Follow safe operation, maintenance, and repair practices for all facility equipment, maintaining compliance with health, safety, and OSHA programs, policies, procedures, and report requirements.
• Respond to work orders promptly, including after‑hours on‑call maintenance requests, and participate in the on‑call rotation with the Maintenance Team.
• Assist in inspecting public areas and resident apartments to ensure proper maintenance standards are upheld.
• Adhere to Cardinal Group, city, state, federal, and EPA air conditioning and refrigeration record‑keeping requirements for service, repair, and disposal of equipment and refrigerant.
• Follow health department, city, state, and federal procedures for pools and spas to maintain proper water chemistry and sanitation.
• Keep storage areas, tools, and equipment secure at all times.
• Participate in Cardinal U training as required.

• 3–5 years of relevant maintenance experience.
• Excellent customer service skills, attention to detail, and basic maintenance skills.
• Working knowledge of pool service and maintenance.
• High school diploma or GED equivalent preferred.
• Able to lift a minimum of 75 pounds and work 8–12 hour standing shifts.
• Available to work weekends and on‑call emergencies.
• Ability to embody the Cardinal Culture and Cardinal Core Values daily.

Work occurs both inside and outside apartment buildings and in all property areas including amenities. Incumbents frequently experience temperature, weather, odors, and other outdoor elements that can be unpleasant or hazardous.

Regular use of hands for types, handling, or feeling. Ability to stand, walk, reach, and climb. Must lift, pull, push, carry, or maneuver weights of at least 75 pounds. Requires good vision, including close, distance, color, peripheral, and depth perception. Occasional travel may be required for training or property assistance.
