Duties:
Reporting to the Manager, Maintenance Operations and working alongside the HVAC&R Technician, this role is focused on the operation, optimization, improvement and repair of the campus building automation systems, primarily using Delta EnteliWEB controls. The Building Maintenance Worker, Building Automation position is responsible for programming, troubleshooting, and maintaining BAS systems, including adjusting control logic, schedules, and graphics to support reliable operation.
The role monitors system performance, identifies and resolves issues, and works in the field alongside HVAC staff to test, troubleshoot, and maintain building systems. Additional responsibilities include support of related systems such as access control and cameras.
- Monitor and analyze performance of heating, cooling, and other environmental control equipment utilizing the Delta Enteli Web building automation system (BAS) in addition to other software platforms as required.
- Diagnose and resolve issues within building automation and energy monitoring systems.
- Perform programming, troubleshooting, and maintenance of computer-based automation systems including field work, sensor or other component calibration and repair.
- Adjust and reprogram building automation systems to maintain efficient operation and occupant comfort.
- Program building system controllers to operate as required using logic-based functions, programming, and overall network programming/ configuration.
- Work with contractors to ensure optimal system performance.
- Monitor and read energy meters to implement changes that reduce energy consumption, in coordination with Manager, Maintenance Operations.
- Evaluate existing systems to determine issues based on energy consumption and historical data.
- Create and maintain required files, filing systems, and documentation.
- Identify equipment requiring replacement, prepare proposals, briefing and implementation plans and provide input to planning.
- Implement graphical changes to any visual displays showing building automation systems.
- Assist with maintaining and updating CAD drawings for as-built purposes.
- Ensure compliance of operating systems and equipment within the applicable Workplace Safety & Health legislation and all Municipal, Provincial, and Federal codes and requirements. Recommend upgrade initiation when appropriate.
- May require lifting, bending, and working in elevated areas utilizing scaffolding, etc., and working in confined spaces and enclosures.
- Ensure equipment, tools, materials, work spaces, etc., are properly maintained and kept in a clean, safe, and orderly condition.
- Notify customers when services are to be interrupted, when work is to be performed, and when work has been completed.
- Ensure clients concerns are addressed in a practical and reasonable manner.
- Prepare estimates of time and materials for specific projects as required.
- Participate in new construction and commissioning as required.
- Provide sketches of field changes and discrepancies for engineering corrections and drawings.
- Adhere to all VIU and WSBC work procedures and policies and provide safety awareness on work sites.
- Respond to emergencies and after-hours requests (part of emergency response team and snow/ice removal). This position is included in the Operational Needs group (CUPE Article 28.12).
- Required to be on-call during designated periods outside of regular working hours to respond to urgent work-related needs or emergencies. This position has an approved standby designation per (CUPE 1858 LOA#6).
- Perform other related duties as required, including assisting with general maintenance and HVAC work as needed.
